COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the effected areas.

2. Zoning acknowledges that a Special Exception will be applied for. If approved provide the Special Exception number, date of approval and any conditions on the plan. This project is located within the Davis-Monthan Air Force Base AIRPORT ENVIRONS ZONE (AEZ), Noise Control District - NCD-A - 65-70 Ldn. Per LUC Section 2.8.5.9.A.2.a.2 Educational Use - Elementary and Secondary is a prohibited use. Zoning acknowledges that the Davis Monthan Airport Environs Zone map was amended October 25, 2004 thus giving the existing use non-conforming status. Based on current code an expansion of use is not allowed.

3. Per the note on the provided site plan C-1 dated June 28, 2005 the play area was limited to 3,450 SF. The area on the plan exceeds this square footage. To expand the area a Special Exception is required. It appears that playgrounds are proposed along the west property line. Per LUC Section 3.5.3.7.D. Outdoor Activity. All outdoor activity shall be held more than fifty (50) feet away from the property line where adjacent to R-3 or more restrictive zoning. The use of loudspeakers, amplifiers, or similar type equipment outdoors is not permitted on the school site within one hundred (100) feet of the property line where adjacent to R-3 or more restrictive zoning. This said the playgrounds cannot be located as shown on the plan.

4. This comment was not addressed. Show the existing site lighting on the plan. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

5. This comment was made in error. Minimum width for a two-way Parking Area Access Lane is twenty-four (24) feet. That said the minimum width for an entry/exit gate is twenty-four (24) feet. The proposed entry gate must be twenty (20) feet wide

6. The provided parking calculation appears to be incorrect. Zoning was only able to find 121 parking spaces on site, please clarify.

7. If the Special Exception is approved and once the above comments have been addressed Zoning is willing to provide an over-the-counter review. Please call or email to schedule an appointment for this review.

Alvernon Way is an arterial roadway; therefore vehicles that are unable to access the site when gates are closed are not permitted to backup onto Alvernon Way. A meeting may be needed to discuss options for gate/fence layouts.
