COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the effected areas.

2. This project is located within the Davis-Monthan Air Force Base AIRPORT ENVIRONS ZONE (AEZ), Noise Control District - NCD-A - 65-70 Ldn. Per LUC Section 2.8.5.9.A.2.a.2 Educational Use - Elementary and Secondary is a prohibited use. Zoning acknowledges that the Davis Monthan Airport Environs Zone map was amended October 25, 2004 thus giving the existing use non-conforming status. Based on current code an expansion of use is not allowed.

3. It appears that some type of shade structure has been added behind building 'A' provide a copy of the site plan that approved this structure.

4. It appears that playgrounds are proposed along the west property line. Per LUC Section 3.5.3.7.D. Outdoor Activity. All outdoor activity shall be held more than fifty (50) feet away from the property line where adjacent to R-3 or more restrictive zoning. The use of loudspeakers, amplifiers, or similar type equipment outdoors is not permitted on the school site within one hundred (100) feet of the property line where adjacent to R-3 or more restrictive zoning. This said the playgrounds cannot be located as shown on the plan.

5. D.S. 2-02.2.1.A.2 Provide a property description (legal description) on the plan.

6. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

7. D.S. 2-02.2.1.A.5 Provide the lot dimensions and bearings for all property lines on the plan.

8. D.S. 2-02.2.1.A.6 For all existing buildings and structures provide, size (overall dimensions), height, and label overhangs, canopies.

9. D.S. 2-02.2.1.A.7 It appears that some type of shade structure has been added behind building 'A', provide setback dimensions for this structure. It does not appear that this structure meets the required 1-1/2 times the height setback.

10. D.S. 2-02.2.1.A.8 The parking located at the northeast corner of the site states "EXISTING PARKING SPACES 12" but only 10 are shown, please clarify.

11. D.S. 2-02.2.1.A.8 Provide a dimension from the east side of the proposed trash enclosure to the adjacent vehicle parking space strip. Per D.S. 3-05.2.1.3 When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists.

12. D.S. 2-02.2.1.A.8 There is what appears to be a vehicle parking space located adjacent to the existing chain link fence near the northwest corner of Building 'B'. If this space is a vehicle parking space per D.S. 3-05.2.1.3 it is required to be ten (10)' feet wide. If it is not a vehicle parking space provide some type of marking, striping, to indicate that no parking is allowed.

13. D.S. 2-02.2.1.A.8 Show the proposed new drop off spaces on the plan fully dimensioned.

14. D.S. 2-02.2.1.A.8 Per D.S 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls. This said provide some type of barrier to prevent parking vehicles from damaging the proposed metal fence.

15. D.S. 2-02.2.1.A.9 on the "ENLARGED BICYCLE PARKING" detail include the materials for lighting, paving, fully dimensioned layout; location; specific type of rack and the number of bicycles it supports. Per D.S. 2-09.5.1.A Show the seventy-two (72) inch length for each bicycle on the detail. It appears that existing curbing will interfere with this dimension.

16. D.S. 2-02.2.1.A.12 Demonstrate on the plan the required continuous pedestrian circulation/accessible route see D.S. 208.3.1. The continuous pedestrian circulation/accessible route must connect all areas of the development and the pedestrian circulation path located in any adjacent streets. It appears that some type of man gate maybe required in the proposed perimeter fence.

17. D.S. 2-02.2.1.A.12 If the space located adjacent to the existing chain link fence near the northwest corner of Building 'B' is to be used as a vehicle parking space then a backup spur will be required, see D.S. 3-05.2.2.D.

18. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

19. D.S. 2-02.2.1.A.14 It does not appear that there is sufficient maneuvering area for the new loading space located at the north end of building 'C'. Demonstrate maneuvering on the plan.

20. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

21. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

22. D.S. 2-02.2.1.A.31 Revise the proposed use to read "Educational Use: Elementary and Secondary Schools "31", subject to: Sec. 3.5.3.7".

23. D.S. 2-02.2.2.1 Provide the gross lot area on the plan.

24. D.S. 2-02.2.2.2 Provide the floor area for each building on the plan.

25. D.S. 2-02.2.2.4 Based on the proposed use of "ELEMENTARY & SECONDARY EDUCATION" provided on the plan zoning cannot verify if the parking calculation is correct. If secondary education, grades 9-12, is proposed then the parking calculation is not correct, please clarify. Also based on comments 9 & 11 the provided number may be different.

26. D.S. 2-02.2.2.4 The provided bicycle parking calculation in not correct. The required should show 83.

27. D.S. 2-02.2.2.5 Until the floor area for each building is provided zoning cannot verify if the loading spaces calculation is correct.

28. If one way in and one way out is proposed clearly indicate on the plan how this will be controlled, i.e. signage, pavement markings etc.

29. Clarify if the proposed gates shown on the plan are to be open or closed during business hours. If the proposed gates are to be open during business hours provide a note on the plan stating this. If the gates are to be closed at all times sufficient turnarounds are to be provided at the entrance gate, contact Jose Ortiz, Transportation Engineering, 791-4259.

30. The proposed entry gate must be twenty (20) feet wide
