This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FLOOR PLANS: 1. Show compliance with R303.1 providing (4%) natural ventilation into the Kitchen or approved mechanical ventilation. STRUCTURAL PLANS: 1. Show the size of headers at new door openings for verifying load carrying capacity, R301.1. 2. Provide calculations and data for the non-prescriptive spliced rafter alteration (noted on Load Bearing Detail sheet A-7) with dated and wet-sealed by an engineer who is registered in Arizona, R106.1 & R301.1. SECTIONS - DETAILS: 1. Provide a detail to clearly illustrate the spliced rafters with roof sheathing size, R106.1.1. Show staggered roof sheathing panels, R803.2.3. 2. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2). 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Identify factory-built fireplace compliance with R1004 and chimney compliance with R1005. PLUMBING PLANS: 1. Provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. Show a 1" branch pipe size to appliance #8 (200 CFH at 65'). MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Provide wood burning stove spec sheets showing the approval number of the UL-127 testing agency (or ICBO #) and required clearance to combustibles (Dining Room wall), R1004 or R1005. 3. Show bathroom (toilet room) exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. 4. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 5. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney (metal pipes) passes through the roof, G2427.5.3. ELECTRICAL PLANS: 1. Show sub-panel feeder over-current protection (breaker size at Combo Box). The breaker rating may not exceed the conductor rating, E3605.5. 2. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. 3. Show receptacle outlets not more than 12" below the peninsular countertop, E3801.4.5 Except. Notate the mounting height of the (island/peninsular) receptacle. 4. Show exterior outlets with GFCI protection, E3802.3. 5. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 6. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors (circuit #15 & 22), E3802.12. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 2. Include all exterior fixtures on the property in an outdoor lighting calculation when adding fixtures that are not exempt, OLC 3.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the "U" factors of new windows and doors on the plans, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value, provide a ceiling cavity space for R-30 batt insulation, or calculate compliance with non-prescribed values using RES check. Select the location of Pima County rather than Pima (City). "Pima, AZ: 2006 IECC <4,000 ft" is found at the end of the list for the State selection. (Do not select Arizona).
