COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site is considered a non-conforming site. It was annexed into the City of Tucson in 1987 and was considered non-conforming at that time. This site does not meet the criteria for a Commercial Stable per the Land Use Code for required site area (min. 10 acres), floor area ratio (max. 0.06) nor lot coverage (max. 10%). Therefore by proposing an addition of a new barn it is considered an expansion of a non-conforming site which is not allowed without a board of adjustment approval or possible rezoning of the property. See LUC Sec. 5.3.6

Zoning suggests you contact Wayne Bogdan with zoning administration for other possible avenues to pursue in order to expand this non-conforming site.
