This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site. 2. D.S.2-02.2.1.A The site plan is to be drawn at a standard engineering scale no larger than 1" = 60' not at an architectural scale. 3. D.S.2-02.2.1.A.5 Provide the lot dimensions and bearings for all lot lines on the site plan. 4. D.S.2-02.2.1.A.6 Provide overall dimensions and the height for the proposed building within the footprint of the building and clearly identify all overhangs and or canopies. 5. D.S.2-02.2.1.A.7 The setbacks listed under LUC ANALYSIS are not correct. As Oracle Road is shown on the City of Tucson's Major Street and Routes map building setbacks to street property are based on LUC Section 3.2.6.5.B. This said the setbacks for both Oracle and Sahuaro should be listed as 21' or H (height of the proposed building exterior wall); which ever is greatest, measured from the back of future curb. 6. D.S.2-02.2.1.A.7 The setback dimensions shown on the plan are not shown correctly, see comment 5 above. Zoning acknowledges that once shown correctly the proposed building will meet setbacks. 7. D.S.2-02.2.1.A.8 The provided details for both the handicapped and standard vehicle parking spaces do not match what is shown on the plan. 8. D.S.2-02.2.1.A.9 Show the proposed location for the Class 2 bicycle parking on the site plan. 9. D.S.2-02.2.1.A.9 On the provided Class 2 bicycle parking detail 11/C1 provide the materials for lighting, specific type of rack and the number of bicycles it supports. 10. D.S.2-02.2.1.A.10 Show the existing sight visibility triangles (SVTs) and if applicable future SVTs on the site plan. 11. D.S.2-02.2.1.A.12 It does not appear that there have been pedestrian circulation/accessible routes provided to the pedestrian circulation located within the right-of-ways (ROWs) for both Oracle and Sahuaro, see D.S. 2-08.3.1. 14. D.S.2-02.2.1.A.13 If applicable show the location, type, size and height of existing and proposed signage on the site plan. 15. D.S.2-02.2.1.A.18 Label Oracle Road as a "MS&R & GCZ". 16. D.S.2-02.2.1.A.19 Provide ROW dimensions, existing and future if applicable, for both the Oracle and Sahuaro on the site plan. 17. D.S.2-02.2.1.A.20 If applicable show all easements of record along with the recordation information on the site plan. There appear to be numerous easements not shown on this plan some of which are located under the proposed building and will need to be abandoned prior to approval of this site plan. Once the easements are abandoned provide the docket and page on the site plan. 18. D.S.2-02.2.1.A.25 If applicable show the existing and or proposed site lighting layout on the site plan. 19. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the site plan. Site Plan: 1. Provide North arrow and use engineering scale for site plan per D.S. 2-02.2.1.1. 2. Please provide location map per D.S. 2-02.2.1.4. A. DS Sec.2-02.2.1.A.4: Provide project location map. A small project location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum of 3" = 1mile, and provide the following information: 1. Show the subject property approximately centered within the one (1) square mile area. 2. Identify conditions within the square mile area, such as major streets and watercourses. 3. Section, Township, and range; section corners; north arrow; and scale will be labeled. 3. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 for site plan, sheet A1.1. 4. Label and dimenstion existing and future sight visibility triangles per D.S. 2-02.2.1.10. 5. Per the adopted Mayor and Counsel policy all sidewalks along MS&R right-of-ways for arterial and collector streets require 6-foot wide sidewalks. 10. Clearly identify where each sidewalk is located call out and dimension on site plan. 11. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. DS Sec.2-02.2.1.A.14: Provide (label and dimension) the required onsite maneuvering area for the loading zone that is shown adjacent to the proposed building. Refer to AASHTO for the national standards for turning radii. 12. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 13. DS Sec.2.02.2.1.A.16: Provide drainage arrows and locations of all concentration points. Specifically show roof drainage direction along with down spout locations for proposed buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required, refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk. 14. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 15. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. Indicate and label existing and future right of way. 16. Show that current positioning of trash area allows for 14' X 40' clear approach, show access dimensioning to proposed trash enclosure. 29. Provide dimension for driveway to trash enclosure between edge of opened gate to the edge of curb opposite of gate. 30.
