This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Revise unrecognized code references at Note 1 & 11 sheet 3. " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FLOOR PLANS: 1. Revise the Cover Patio area shown on the Square Footage table, sheet 2, R106.1.1. 2. Show tempered glass (within 24" of doorways) on each side of the door to Patio, R308.4. 3. Show compliance with R310 providing appropriate egress from the Master bedroom remaining window. Provide the window size and opening type. STRUCTURAL PLANS: 1. Clarify the Porch rafter bearing contact to supporting members (Detail2/3), R502.6 & R802.6. Supplement the fascia board end grain nailing with H35 nailing to the overhang rafters. SECTIONS - DETAILS: 1. Clarify the proposed from existing designations by removing "existing" notations from Detail 2/3. Show the Electrical Service on the Riser Diagram as proposed or relocated, sheet 4, R106.1.1. PLUMBING PLANS: 1. Provide a venting layout or isometric drainage diagram showing the symbols defined on the Plumbing Legend. 2. Provide water pressure range, developed length, and diameter of water lines between the meter and the furthest fixture, UPC 610.8, Table 6-6. 3. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size, UPC Tables 6-5 & 6-6. The supply pipe size and/or meter size may require upgrading. 4. Show the VTR size for the water closet (Min. 2") UPC 904.0, Table 7-5. 5. Provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms (Bedroom 1), R303.8. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show locations of smoke alarm, R313. Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup, R313.2. 2. Smoke alarms are required outside each separate sleeping area, R313.2. 3. Show the location of each outlet on the Electrical Plan (cooler power and control, washer & dryer), E3305.1 & E4001.5. 4. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2. 5. Show the location and identify panels on the Electrical Plan, E3501.6.2 & E3605.8. 6. Show sub-panel feeder over-current protection (breaker size), E3605.5. 7. Show the Bathroom GFCI receptacle on a separate 20 AMP circuit (dedicated), E3603.4. 8. Provide an exterior outlet at grade level located at the back of the dwelling, E3801.7. Exterior outlets shall be GFCI protected E3802.3. 9. Show one 20 AMP branch circuit in the laundry room; this circuit shall not serve other locations, E3603.3 and 3801.8. 10. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show compliance on the plans.
