RESUBMITTAL REQUIRED: Site Plan, Foundation/Framing Plan and Floodplain Use Permit

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan, foundation/framing plan or floodplain user permit at this time. Please address the following review comments prior to the next submittal.

1. Provide floodplain information on the site plan. Inlcude Zone: AE; FEMA FIRM Panel 2227K

2. Provide the following notes on plans:
A. Garage will be constructed in a manner to prevent floatation, collapse, and lateral movement.
B. Garage will be used solely for storage or parking of vehicles.
C. No electrical will be servicing garage.

Comment from reviewer: If electrical components will be servicing building a base flood elevation will need to be determined and all compontents will need to be placed one foot above the calculated base flood elevation.

D. No machinery and equipment which service a building such as furnaces, air conditioners, heat pumps, hot water heaters, washers, dryers, elevator lift equipment, electrical junction and circuit breaker boxes, and food freezers are permitted.
E. Garage will have a minimum of two openings installed with a total net area of not less than one square inch for every square foot of enclosed area subject to flooding. Openings will be installed to be perpendicular to flow.
F. The bottom of all openings shall be no higher than one foot above grade.
G. Openings may be equipped with screens, louvers, valves or other coverings or devices provided that they permit the automatic entry and exit of floodwaters.
H. Interior walls of garage will remain unfinished and resistanct to flood waters.
3. Elevation certificate will be required if any electrical will be installed in garage.
