The applicant is authorized to use a portion of the City of Tucson Flood Hazard Area per the Mountain Ave Wash delineation, specifically described as:

A portion of Parcel 123-11-2480, MONTEREY AMENDED LOT 8 & W2 LOT 7 BLK 22

For the purpose of constructing a CMU block wall and 600 square foot detached garage.

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit.

The following 11 conditions apply to this permit:

1) This permit becomes invalid and is subject to additional floodplain review, if any required development changes the construction of the CMU block wall and/or detached garage, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from the construction of a CMU block wall and 600 square foot detached garage within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson.
2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.
3) All work shall conform to the approved Details (Framing and Structural Plan Sheet per Absolute Steel) and General site plan sheets for the construction of the CMU block wall and 600 square foot detached garage, which are made part of this permit.
4) The detached garage is to be used solely for storage and parking and shall not be converted into a habitable structure (i.e. Guesthouse) for the life of the structure unless it is brought into conformance with a finished flor elevation. The garage is to be vented to prevent hydrostatic pressure. The minimum vent size must comply with CFR 44. For the 600 square foot garage 600 square inches of vents, minimum 4 vents (per Details submitted) must be place in the sides of the west and east sides of the structure no higher than 1-foot from grade.
5) The CMU wall will have 4-inch high x 6-inch wide drainage vents in the wall every 5 feet on both the West and East walls.
6) Within 5 (five) days of issuance of this permit, and through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T08OT02950 FOR INFORMATION PLEASE CALL 791-5550."
7) This Floodplain Use Permit and plans shall be kept in a readily accessible location on site at all times.
8) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval.
9) Contractor will need to call for floodplain use permit inspections by Development Services Department Engineering Division Inspection Team (791-5550) prior to and after the construction of the carport and front porch.

11) This permit is specific to the improvements for 1300 E Seneca Street as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit.

Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Division. This permit may be renewed for up to one year, in the absence of Registered Plant authorization, at the sole discretion of the City Engineer or designated representatives.

This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.
