11/19/2008 | STEVE SHIELDS | ZONING | REVIEW | Approved | DSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: 5749 E. 35th Street T08CM03731 Design Development Option - Residential Building Plan (1st Review) TRANSMITTAL DATE: November 19, 2008 The building & site plan have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. A Design Development Option (DDO) is required for the setback from the existing garage and covered area, to be permitted, to the east property line. LUC Section 3.2.6.5.A requires 6'-0" or the height of the exterior wall. Height of the exterior building wall equals 12'-10 therefore a setback of 8'-6" is required, 2'-0" provided. The DDO must be approved prior to approval of the plan. Zoning will re-review the plan on the next submittal. Additional comments may be forthcoming.
