Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. GENERAL NOTES:

" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1.

FOUNDATION PLANS:

1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1.
2. Locate and detail all footings for the stairway, R401.2
3. Show the existing foundation design for accommodating new loads, R401.2.
4. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6. Show required first floor hold-down locations for continuously sheathed walls if panels are less than minimum width, Table R602.10.5. Minimum panel width is 40" (with 10' height) adjacent to an 85%, R602.10.5.

FLOOR PLANS:

1. Show entire floor plan labeling usage of all rooms and spaces, R106.1.1.
2. Show the location of tempered glass (within 24" of doorways), R308.4.
3. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent and ½" GWB on supporting walls, R309.2.
4. Detail and specify stair width (min 36", R311.5.1), rise and run (min. 10" tread depth, 7 ¾" max. riser height, R311.5.3), landing width (R311.5.4), handrail height (R311.5.6.1), guardrail height (R312.1) and intermediate rail spacing (R312.2).
5. Identify ceiling heights for the garage and second floor on the plan, R602.10.5.

STRUCTURAL PLANS:

1. Specify design criteria on plans. Provide values for floor dead load and live load. The LPI 36 series floor joist appear undersized, R301.1. (City of Tucson Amended).
2. Brace wall panel requirements have not been met for the garage door opening with adjacent wall panels less than 6:1 height/width ratio, R602.10.6. The single portal Alternate Braced Wall design requires sheathed panel nailing to header, 4,200 LBS uplift capacity tie-downs, and 1,000 LBS post straps top and bottom, Figure R602.10.6.2.
3. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2.
4. Provide stairway connection details and stringer sizes. Pre-fabricated metal stair shall have manufacturer's specifications attached to plans showing code compliance, R301.1.3.

SECTIONS - DETAILS:

1. Provide a building cross-section. More than one may be required to clearly illustrate materials, sizes and connections, R106.1.1.
2. Note or detail interior wall and ceiling covering (1/2" GWB), R702.3.
3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
4. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3.
5. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation, or show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space.
6. Show location and method of flashing all wall and roof intersections, R903.2.1.
7. Provide roof scupper openings with a width (4" min) equal to the drain circumference required for the area served (3 inch/hour rainfall rate), UPC 1101.11 & Table 11-1.

ELECTRICAL PLANS:

1. A wall switch for illuminating stairs must be provided at each floor level of stairways with six or more risers, R303.6.1.
2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
3. Show the location of the panel on the Electrical Plan, E3501.6.2 & E3605.8.
4. Show the wire size for the heat pump circuit on the panel schedule using Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors.
5. Show a receptacle outlet not more than 6' from the SGD opening, E3801.2. Fixed glass panels are considered wall space.

OUTDOOR LIGHTING CODE

1. Provide cut sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
