03/24/2009 TERRY STEVENS ZONING REVIEW Denied DSD TRANSMITTAL

FROM: Terry Stevens
Lead Planner

PROJECT: T08CM03689
Motel 6 #271 - 1031 E. Benson Hwy
Site Plan

TRANSMITTAL DATE: 03/25/09

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of revised accessibility.

2. Provide the required 2'-6" distance from the front of the handicap parking space to the front of the wheel stop. This 2'-6" vehicle overhang area cannot limit the adjacent sidewalk to less than the minimum four (4) feet required in width for a sidewalk. Revise.

3. The above comment is minor in nature and can be reviewed over the counter by setting an appointment with me.

If you have any questions about this transmittal, please contact me at Terry.Stevens@tucsonaz.gov or (520) 837-4961.
03/24/2009 RONALD BROWN ZONING HC SITE REVIEW Denied 1. Sheet G1:
a. The governing accessible code is: 2006 IBC, Chapter 11, ICC/ANSI 117.1 2203 Edition. Please revise all ADA, ADAAG code references on all sheets to this code.
b. Clear width for all accessible pedestrian routes as required by Zoning Development Standards is 4' wide.
2. As per ICC/ANSI 117.1, Detectable warnings are required at both ends of marked crossings only as per sections 406.12 and 406.14. All the detectable warnings shown in the accessible aisles that are not part of a marked crossing are not required.
3. The slope compliance note at detail 8/AS1.2 is sufficient for all new work as the existing grade can be modified to fit these prescriptive requirements. However it appears from aerial photos that the concrete accessible route walkway in front of the most South Easterly accessible parking group is already in place as is the side walk ramp at the Northern end of the marked crossing.
4. For existing areas now defined as accessible routes, new construction items already in place, (as noted above) new accessible parking and access ramps, and new concrete marked crossings, provide spot grade elevations at all of these areas sufficient to show compliance with Sections 403.3 Accessible Route Slopes and Section 502.5, Accessible Parkings Slopes.
5. At Detail 8/AS1.2:
a. Locate accessible parking signage
b. Development Standards 2-08.5.1 require a minimun of 4' wide accessible sidewalk route in front of the accessible parking.
