This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of revised accessibility. 2. Zoning acknowledges the receipt of an approved site plan. This plan does not show the parking area expansions to the north and south. Provide documentation that approves this expansion. If unable to provide the expansion documentation a new site plan is required meeting D.S. 2-02 requirements. It appears that the expansion may require full code compliance due to a greater than twenty-five (25) percent expansion. If documentation is provided that approved this expansion, a site plan review is still required for the parking re-strip. The parking re-strip site plan requires a fully dimensioned parking layout and is a separate review from the proposed tenant improvement. Due to the proposed restriping of existing parking a site review is required. Submit a site plan showing all fully dimensioned parking layout for site review. Include the proposed ADA changes. Provide a copy of the last approved site plan with this submittal. 3. D.S. 2-02.2.1.8 North of the existing trash area there are ten (10) vehicle parking spaces called out with only nine (9) shown, please clarify. 4. D.S. 2-02.2.1.8 South of the existing trash area there are six (6) vehicle parking spaces called out, the western most vehicle parking space does not meet minimum width requirements or the maneuvering requirements. See D.S. 305.2.1.B.1 and D.S. 3-05.2.2.D. 5. D.S. 2-02.2.1.12 It is not clear how the proposed sidewalk and truncated domes works with the proposed accessible route located near the northwest corner of the building. Is this sidewalk flush with pavement or raised? Is there a ramp? 6. D.S. 2-02.2.1.12 It appears that the proposed crosswalk that will connect the pool to the hotel encroaches into the twenty-four (24) foot parking area access lane (PAAL). Provide a dimension for the PAAL to the north. Per D.S. 3-05.2.1.C.1 the minimum width of a two-way PAAL is twenty-four (24) feet. 7. D.S. 2-02.2.1.12 The proposed crosswalk that connects the pool to the hotel, north end is required to be a sidewalk, physically separated from the PAAL and parking spaces, the depth of the parking space area. |

Engineering Division does not recommend approval of the site plan application at this time. The following items need to be addressed: SITE PLAN COMMENTS: 1) DS Sec.2-02.2.1.A.8: Revise the site plan to label and dimension the existing vehicular use area (north and south side of building) to verify conformance with the minimum requirements of DS Sec.3-05. Or provide a copy of the last approved site plan that shows the existing vehicular use areas to be in conformance with the Development Standards. 2) DS Sec.2-02.2.1.A.8: Revise the site plan to dimension the minimum 24-foot PAAL widths for all two-way traffic (12-foot for one-way traffic unless used as a Fire Access Lane then 20-foot minimum) at all locations on the site plan. All driveway entrances must also meet the minimum 24-foot width requirements for 2-way traffic. 3) DS Sec.2-02.2.1.A.8: Revise the site plan to verify that all existing parking spaces are labeled and shown and that they meet the minimum width requirements or the maneuvering requirements of DS Sec.305.2.1.B.1 and DS Sec.3-05.2.2.D. 4) DS Sec.2-02.2.1.A.12: Refer to comments from Ron Brown, RA Structural Plans Examiner for all handicap and ANSI Standard requirements that apply to this project. 5) DS Sec.2-02.2.1.A.12: Revise the site plan to clarify how the proposed sidewalk and truncated domes functions with the proposed accessible route located near the northwest corner of the building. 6) DS Sec.2-02.2.1.A.12: Revise the site plan to label and dimension all parking area access lanes (PAAL).
