Engineering Division does not recommend approval of the site plan, building plan or floodplain user permit at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the SP. Site Plan: 1. Unable to approve site plan until floodplain use permit requirements have been met. 2. Floodplain Use Permit: 5. Applicant is to inform Development Services Department - Engineering of proposed method for complying with floodplain requirements. Applicant has (2) options: A. Construct new construction to the regulatory elevation as determined by Engineering. B. Provide cost estimate with break down of the material and labor completed by a registered contractor or licensed professional (ie, architect, engineer, etc) to ensure that the improvement does not exceed the maximum 50% improvement. The 50% improvement of the structure is determined by taking the value of the structure, not to include the value of the land. Applicant has the option of hiring an appraiser or using the values determined by the Pima County Assessors office for improvement value. 6. Additional comments may be forthcoming.
