This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007, effective 1/1/2007 the Inclusive Home Design and starting 3/1/2009 Solar Water Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Provide consecutive sheet numbers on each construction drawing, R106.1.1. " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. 2. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. FOUNDATION PLANS: 1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 2. Show the minimum footing width required for one story construction, R403.1.1. Show a 12" minimum width for wood framed walls. FLOOR PLANS: 1. Show a floor plan labeling all proposed and adjacent rooms and spaces, R106.1.1. Bedrooms have additional requirements from other living spaces. 2. Show if the existing window and glass door will remain or be removed, R106.1.1. STRUCTURAL PLANS: 1. Provide correct existing roof framing sizes, R301.1. A 2"x7" rafter is not a recognized size. 2"x6" rafter spacing requires spacing less than 24" OC for accepting the added dead loads for enclosure. 2. Show wall panel widths at the exterior corner. Continuous structural panel sheathing must comply with Table R602.10.5 with 32" wall panels at the exterior corner when the wall height is 8', R602.10.5, or comply with R602.10.6.2 with hold-downs. SECTIONS - DETAILS: 1. Show the Wall Section Detail with minimum of one #4 rebar in the proposed continuous footing, R403.1 amendment. 2. Show the 6" minimum foundation height above finished grade, R404.1.6. 3. Show a #15 water-resistive barrier over studs of all exterior walls (Wall Section Detail), R703.2. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing. 2. Provide a fixture unit schedule (to include existing fixtures), water pressure range, the maximum developed length of water line and diameter between the meter and point of connection for determining required service pipe size, UPC Tables 6-5 & 6-6 or IRC P2903.6. The existing supply pipe size and/or meter size may require upgrading. ELECTRICAL PLANS: 1. Show the location of each outlet on the Electrical Plan with the circuit numbers, E3305.1. 2. Show the heat pump circuit number and size for serving the load, E3602.11. 3. Show the Bathroom receptacle on a separate 20 AMP circuit (dedicated), E3603.4. Show receptacle outlets at wall spaces 2' or more with no point along the wall (exclude door openings) more than 6' from a receptacle outlet, E3801.2. 4. Show receptacle outlets at wall spaces 2' or more with no point along the wall (exclude door openings) more than 6' from a receptacle outlet, E3801.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value, provide a ceiling cavity space for R-30 batt insulation.
