Helen Applicant: Noah Sensibal Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FLOOR PLANS: 2. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended. 3. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. 4. Specify the hearth sizes and materials for fireplaces, R1001 or R1004. 5. Specify safety glazing in hazardous locations, R308.4. Within 24" of doorways, less than 60" above tub/shower floors. 6. Gas appliances installed in garages shall be mounted on platforms at least 18" above the floor, M1307.3. STRUCTURAL PLANS: 7. Provide framing member sizes and spacing for the existing roof above the remodeled area and the porch where roof coving types are changing, R801.2. ELEVATIONS: 8. Provide chimneys minimum 2' above any roof point within 10', not less than 3' above penetration, R1003.9. SECTIONS - DETAILS: 9. Provide section detail drawings for the entry hall roof to include: beam to wall connection, hip to wall connection, and hip to hip connection at the peak, R106.1. PLUMBING PLAN: 10. Plumbing shall comply with 2006 UPC with state amendments (AZ State plumbing code). The plans should reference this code, or appeal to the Building Official for alternate design approval. 11. Water conservation requirements: Water closets = 1.6 gallons per flush, Sinks/ Showerheads = 3 gpm, UPC State Amend. 45-312. 12. Specify the size of the water meter. The Tucson Water policy adopted 3/2/07 limits the maximum demand for a 5/8" water meter (there are no ¾" meters for Tucson Water service) to 10GPM, confirm with Tucson Water that the existing meter will be able to meet the new water demand. Reference Tables P2903.6 and P2903.6(1), IRC 2006. 13. Three-inch sanitary drain lines are limited to the connection of three water closets, UPC Table7-5 footnote 4. 14. Size the gas line piping for the connected demand (1¼" line needed up to the furnace/water heater branch), UPC 1217.0 Table 12-8. 15. Provide a piping layout for the solar water heating system. MECHANICAL PLAN: 16. Show supply and return air ducts with a minimum R-8 insulation, R1103.2.1. 17. Specify the size and location of all flues for gas-fired appliances, IRC M1805.3. ELECTRICAL PLAN: 18. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet in existing areas to be remodeled, E3801.2. 19.
