This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for alternate code use (2003 IRC, 2003 UPC). INCLUSIVE HOME DESIGN: 3. Ref: Note 1-Page T1. Remove notation for compliance within 'unincorporated Pima County'. 4. Ref: Note 7-Page T1. Provide all switches, receptacles, and controls within 48 inches of the floor but not less than 15 inches above the floor (to include thermostat controls), 1003.9. FLOOR PLANS: 5. Specify the size and operable portion of the remaining windows in the existing sleeping rooms and verify sufficient emergency escape/rescue opening size, R310. Minimum net opening of 5 square feet. Maximum sill height = 44". Minimum clear opening = 24" high x 20" wide. ELEVATIONS: 6. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. Determine the impact that the addition will have on the ventilation for the existing attic space and design accordingly. 7. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.
