COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site.

2. Per LUC Section 6.2.2 DEFINITIONS - B.
Bedroom. The term bedroom shall include all of the following.
A. Any room that is designated as a bedroom.
B. Any enclosed room which has a minimum area of sixty (60) square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms.
Based on the above definition the Family Room shown on the plan is considered a bedroom. This said, per discussions with DSD staff it has been determined that the proposed plan has a total of six (6) bedrooms. Per LUC 3.5.7.1.G For any new single family dwelling in the R-1 zone with five (5) bedrooms, three (3) parking spaces are required. For every bedroom over five (5), one additional space is required for each bedroom, a total of four (4) parking spaces are required for the proposed project. Per LUC Section 3.5.7.1.H For all single family dwellings in the R-1 zone with five (5) or more bedrooms, and for all lots containing two (2) or more single family dwellings, with the second dwelling having more than one bedroom, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard.
Based on the above comments show the required four (4) vehicle parking spaces, either in a side or rear yard and all maneuvering in site. The vehicle parking and maneuvering area must be paved. The distance for maneuvering within the front yard from the structure to the property line must be at least twenty-four (24) feet.

3. The zoning shown for this parcel and adjoining parcels is not correct. The correct zoning is R-1.

4. The side and rear perimeter yards shown on the plan are not correct. Per LUC Section 3.2.6.4 based on a perimeter yard indicator of "AA" the required perimeter yard is six (6) feet or 2/3 the height of the exterior building wall, which ever is greatest. Revise the perimeter yard setbacks.

5. The existing canvas car cover and shed do not meet setback. Either relocated these items to meet setback or provide a sign off from the adjacent owners.

6. Provide a dimension from the face of curb to property line, 11'-0".
