Applicant: Troy Williams Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FLOOR PLANS: 2. Specify safety glazing in hazardous locations (within 24" of doorways), R308.4. FOUNDATION PLANS: 3. Verify existing footing sizes consistent with the requirements of Table R403.1 for multi-story buildings. STRUCTURAL PLANS: 4. Provide floor joists sized for the proposed span. 5. Verify spacing of rafters (drawn at 24" on center, specified at 12" on center). 6. Specify support design of proposed stairway. 7. Provide cut section drawing of stairway. 8. Provide squash-blocking over beam for I-Joists per manufacturer requirements on Detail 11 pg 6. PLUMBING PLAN: 9. Specify the diameter of the water supply line from the meter to the house, UPC Table 6-5. 10. Provide waste clean outs near the base of vertical waste stacks, P3005.2.6. MECHANICAL PLAN: 11. Provide the minimum duct/register size for return air: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLAN: 12. Specify circuit number for bathroom receptacles. Note: Bathrooms require a separate 20-amp circuit, E3801.6. 13. Show receptacle spacing on first floor (new and existing) within areas to be modified. 14. Show locations of smoke detectors, R313.
