01/20/2009 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Comment not addressed. Clarify the location of the equipment platform and the type of equipment that is located on it. The structural calculations for the equipment platform do not appear to include the point loads associated with the water heater and water softener (these are ambiguously noted as being "located at the equipment platform" - on, under, or in the general vicinity?). Revise the structural calculations to include the point loads, to show that the water heater and water softener are safely supported. Reference: Sections 310.0 and 314.5, UPC 2006.
2. Sheet R8.0 calls for two floor sinks to be installed to support the refrigeration equipment; one of the floor sinks is on the equipment platform and the other is located on the roof. Coordinate these requirements with the plumbing plans. In addition, a floor sink connected to the sanitary drain system may not be located where it can collect rainwater. Reference: Sections 103.2.3 and 306.2, UPC 2006.
3. The water supply to the evaporative condenser (sheet R8.1) shall be protected with a reduced pressure backflow prevention assembly or an air gap that complies with the requirements of Section 603.2.1, UPC 2006 (see also footnote 2, Table 6-3).
4. The "emergency discrete spray line" shown in detail 2/R8.1 appears to require backflow protection. Note that the reference to Section 1002 (b) of the 1991 UPC does not appear to be applicable to this situation. Reference: Section 603.0, UPC 2006.
5. Include the piping and the water demand for the evaporative condensing unit on the plumbing plans. Reference: Section 103.2.3, UPC 2006.
6. Provide a detail of the installation of the heat recovery water heater installation, including temperature/pressure relief, thermal expansion provisions, and valves. Reference: Section 103.2.3, UPC 2006.
01/21/2009 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Denied 1. Comment not addressed. The approved Appeal to the Building Official allows the use of 3/32-inch font for the drawings, not 1/16-inch font (refrigeration sheets and AC-3). Revise the font size used on the drawings to a minimum of 3/32-inch (all upper case). Reference: Section 106.1.1, IBC 2006.
2. Coordinate the mechanical, electrical, and plumbing drawings; e.g. AC-2 is shown as "not used" on the mechanical drawings but has gas service and a condensate drain provided on the plumbing drawings and electrical power on the electrical drawings. Similarly, EF-11 and MAU-6 do not appear to have power.
3. Show the size, routing, and termination of the condensate drains the four fan coil units. Reference: Section 307.2, IMC 2006 and Section 814.0, UPC 2006.
4. Provide structural calculations to verify that the existing roof is capable of supporting the additional dead load due to the installation of the evaporative condensing unit. Reference: Section 302.1, IMC 2006.
5. Provide calculations demonstrating adequate ventilation for the store. Reference: Section 401.2, IMC 2006.
6. Provide information to show that the introduction of make up air from MUA-1, MUA-2, MUA-3, and MAU-4 complies with Section 508.1.1, IMC 2006.
7. Provide calculations to show that the specified machinery room (equipment platform) ventilation system complies with Section 1105, IMC 2006.
8. Provide a sequence of operation for the machinery room ventilation, e.g. what is normal ventilation and what is the emergency ventilation. Reference: Section 1105.6, IMC 2006.
9. Clarify the location of the remote controls for the machinery room - are they at the top of the access ladder or at the base of the access ladder? Reference: Sections 106.3.1 and 1106.5, IMC 2006.
