| 06/30/2009 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens Lead Planner PROJECT: T08CM03344 4701 E. Broadway Site Plan TRANSMITTAL DATE: 6/30/09 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The existing north building is General Merchandise Sales "28", subject to: Sec. 3.5.9.2.C, change the use in note #3 and on the building footprint indicate Retail -Take Out Only. 2. This comment must be addressed prior to the site plan being approved. A document that provides the cross access, parking, and pedestrian circulation will be required to be completed. Add the recordation information (docket and page number) of the document to the site plan. 3. Provide a dimensioned detail of the class two bicycle parking areas clearly indicating required clearances from the rack and location and size of the access aisle. The access aisle for the rack at the northwest corner of the proposed building appears will interfere with the pedestrian circulation path to the east of the rack. 4. These comments are minor in nature and can be approved over the counter by setting an appointment with me. | 06/30/2009 | RONALD BROWN | ZONING HC SITE | REVIEW | Denied | 30 JUNE 2009 T08CM03344/BROADWAY LUCKY WISHBONE REVIEWED BY RON BROWN ACCESSIBLE REVIEW 2006 IBC/ICC 117.1 DENIED: SEE COMMENTS BELOW I. SHEET 1 of 3: A. Add the following note: GOVERNING ACCESSIBILITY CODE; 2006 IBC, CHAPTER 11 AND ICC/ANSI 117.1 FOR ALL ACCESSIBILITY REQUIREMENTS FOR PRIVATE PROPERTY WITHIN THE METES AND BONDS LIMITS. B. Add the following note: ACCESSIBILITY STANDARDS FOR CONSTRUCTION IN THE PUBLIC RIGHT OF WAY ARE TO BE COT DOT STANDARDS FOR CURB RAMPS AT DRIVE WAYS AND ETC. II. SHEET 2 OF 3: A. Add a new note 28: "CURB RAMPS AS PER COT DOT DEVELOPMENT STANDARDS NUMBER 207". Change the reference of all curb ramps in the public right of way from note 13 to note 28. B. Revise note 13 to read: "NEW CURB ACCESS RAMP AS PER 2006 IBC, ICC/ANSI 117.1 SECTION 406.12. REFERENCE DETAIL F/3". C. Revise note 23 to read: "…SECTION 406.12 AND 406.14…". D. At the Southern end of the Marked Crossing plus large scale detail: 1. Delete the note reference 11 which references a 6" hi curb/sidewalk detail and provide another reference that indicates that the accessible route is flush with the vehicle paving area. 2. The placement of the detectable warning strip is not compliant. Reference Section 406.13.2. A curb edge flush detectable warning would be acceptable with a sidewalk a foot wider. This would solve the 4' clear accessible route requirement. END OF REVIEW |
