COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Keynote #11 (detail E sheet 3) indicates a raised sidewalk along the north side of the proposed building. The response comments indicate this sidewalk is flush with the pavement. Clarify.

2. If the use of the existing north building is General Merchandise Sales "28", subject to: Sec. 3.5.9.2.C, change the use in note #3 and on the building footprint indicate Retail -Take Out Only.

3. This comment must be addressed prior to the site plan being approved.

This site contains two (2) separate parcels therefore you will need to show how the parcels can work as stand alone parcels if sold separately or provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property. Forms may be found at http://www.tucsonaz.gov/dsd/Forms_Fees___Maps/Applications/applications.html

If the Pima County Tax Parcel Combo cannot be completed (possibly because of different owners), the covenant regarding development and use of real property must be completed. Provide a copy for review. Provide a note on the plans indicating recording docket and page for the covenant.

A document that provides the cross access, parking, and pedestrian circulation will be required to be completed. Add the recordation information (docket and page number) of the document to the site plan. Provide a copy for review.

4. Revise the bicycle parking calculations to show what is being provided. There does not appear to be any class one bicycle parking lockers being provided nor are they required. There appears to be 4 class two bicycle parking spaces being provided. Revise calculations.

Provide a dimensioned detail of the class two bicycle parking areas clearly indicating required clearances from the rack and location and size of the access aisle. The access aisle for the rack at the northwest corner of the proposed building appears will interfere with the pedestrian circulation path to the east of the rack.

5. Remove the City of Tucson DSD/CDRC approval stamp from all sheets. This stamp is used only for development plan, plats, etc. not site plans.

6. Based on the response to the above comments and changes to the plans, additional comments may be forth coming.
