This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. D.S. 2-02.2.1.A.5 Zoning acknowledges that property lines along with the dimensions and bearings are shown on the plan. Based on the information provided it appears that some type of lot split is proposed. Provide documentation that this lot split has been approved by the City of Tucson's Development Services Department. 3. D.S. 2-02.2.1.A.7 Zoning acknowledges that the heights have been provided for the proposed ramadas. Zoning was not able to locate the setback dimensions for any of the proposed ramadas. Zoning acknowledges that a "10' BUILDING STRUCTURE SETBACK LINE" has been provided on the plan. The "10' BUILDING STRUCTURE SETBACK LINE" shown along Oak Tree Drive is not correct, this setback line should be shown as 20'-0" along the street, see LUC Section 3.2.6.5.A. The required setback for the proposed "24' HIGH SHADE CANOPY" located along the south side of the park should be shown as 18' based on the requirements of 10' or 3/4 the height, which ever is greatest, see LUC Section 3.2.6.4. Remove the setback lines and provide a dimension from the proposed shade structures to the property lines. 4. D.S. 2-02.2.1.A.9 The proposed roller coaster bicycle rack does not appear to meet the requirements of D.S. 2-09.0. As the specific type of rack was not provided and there is not an elevation of the proposed rack zoning cannot verify that the proposed bicycle rack meets the requirements of D.S. 2-09.0. Refer to D.S. 209.0 Figures 4, 5, 6 & 7 for examples of unacceptable bicycle racks. 5. Additional comments may be forth coming depending on how each comment has been addressed.
