PAUL | ZONING | REVIEW | Denied | CDRC TRANSMITTAL FROM: Michael St.Paul, Planning Technician PROJECT: T08CM03316 1226 East Glenn Street Duplex TRANSMITTAL: October 15, 2008 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1) This review is for a duplex with two bedrooms in each unit. The site is in the R-2 zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Section 3.2.3.1.C) and the Perimeter Yard Indicator is BB (LUC Section 3.2.6.4). This site is also located on the Major Streets & Routes (MS&R) plan (LUC Section 2.8.3.1). 2) Dimension the roof overhangs. Where ever the roof overhangs exceed two (2) feet the setback is measured from the edge of the roof (LUC Section 3.2.2.6). Also identify the wall heights of the site plan. 3) The minimum setback along the interior lot lines is the greater of ten (10) feet or three-quarters the height of each wall of the structure facing the lot line. The wall heights for the second story are twenty-one (21) feet. The required setback is fifteen (15) and nine (9) inches to the south and west property lines (LUC Section 3.2.6.4). Only fourteen (14) is identified as the setback on the site plan and only fourteen (14) is provided to the west property line. Correctly dimension the required setbacks and dimension the location of the building from each wall of the structure to the nearest property line. 4) Provide the sight-visibility-triangles (SVTs) on the site plan for the intersection and the proposed alley access (DS 2-02.2.1.A.10). Delineate and dimension both the sidewalks and the bike path on Mountain and Glenn. (I have provided street section and plan view drawings.) 5) Primary pedestrian and vehicle access must be provided to a public street. All vehicle access and parking is provided via the public alley to the south of the property (LUC Section 3.2.8.3). Please be aware that additional comments may be required relative to changes made on subsequent submittals. |
