The overlay review T08SA00370 is a part of this project. The following comments remain: SITE / GRADING PLAN COMMENTS: 1) The subject property is currently located within a Shaded Zone X 500-year floodplain as shown on the Flood Insurance Rate Map (FIRM), Community- Panel No. 040073-04019C-2257K, effective date July 24, 2000, and it is acknowledged that a future A Zone may apply after the next series of FIRM's come out during the next year or so. Add statement in the Drainage Statement that the owner has been notified / will be notified that FEMA insurance may apply in the future. 2) Add note to Site Plan that FEMA Flood Insurance may apply in the future. 3) For section A, clarify 77 elevation at rear slope. 4) For section B, clarify driveway slope elevations - as they do not match planview contours. 5) Show any extended pad erosion protection if affected by floodplain. 6) Revise grading limits, and total disturbance area, to include sufficient disturbance area to grade building pad and for any necessary post-grading construction swales along edges of pad for positive drainage. If disturbance during construction exceeds approved limits, additional overlay and plan reviews may be required and may delay the project. 7) Clarify and label spot elevations for driveway from access easement to house. Proposed elevations show discrepancy at connection between existing ingress/egress easement and proposed driveway as the topo indicates 2575 and driveway shows 2577 near the same location. 8) Show IBC code compliance for positive drainage from structures; a minimum of 10-feet for 5% is required per 9) All plans (Overlay, grading and site plan sheets, and SFR Site Plan) must match. All comments posted under the Overlay review, Activity #T08SA00370, must be shown on plans prior to approval. 10) On Landscape Plan/NPPO sheet, assure floodplain information matches overlay, site and grading plan sheets. 11) Add note to site plan that any construction for this lot after upcoming effective date of the expected future FIRM panel designation to Zone A may require a LOMR submittal and approval prior to approval of further permits. 12) Add a note to the grading plan that as-built plans are required prior to final grading approval. As-builts shall show at minimum as-built FPE, as-built FFE, and elevations for pipe inverts within property boundary.
