This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site. 2. This site plan will require a re-stamp from Historic Review prior to approval of the site plan. 3. As the development of this parcel is based on a Special Exception provide on the plan the Special Exception number, date of approval and any conditions of approval. 4. D.S. 202.2.1.5 Based on the current Assessor's Information and Map it does not appear that the property lines are shown correctly. There has been a taking/dedication of property to City of Tucson, 5.0' along the west side of lot 6. Show the property lines correctly. 5. D.S. 202.2.1.6 For all existing buildings and structures on site, provide size, height, overhangs, canopies, and use. 6. D.S. 202.2.1.7 Provide the required zoning setback dimensions and distance between buildings on the site plan. Zoning acknowledges that it appears that the proposed building will meet setbacks, provide a dimension from the back of future curb along 6th to the proposed building and a dimension from the south and east property line to the proposed building. 7. D.S. 202.2.1.9 Zoning acknowledges the proposed bike rack detail. For your information a single inverted "U" bicycle rack can support two (2) bicycles. Either on the site plan or the bike rack detail identify how lighting is provide for the bike rack. It appears that there is some type of obstruction located to the north and west of the proposed bicycle parking. Per D.S. 2-09.5.1 show the required distances from a perpendicular and parallel wall or obstruction on the bike detail, see D.S. 2-09.0 Figure 9. 8. D.S. 202.2.1.13 If applicable show the location, type, size, and height of existing and proposed signage. 9. D.S. 202.2.1.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference. 10. D.S. 202.2.1.31 The proposed use should be listed as Day Care "31", subject to: Sec. 3.5.13.5 and 2. Day Care "41", subject to: Sec. 3.5.4.3.A, .B, .C, .D, .E, .F.3, .G.6, and .H. 11. D.S. 202.2.2.3 Provide a floor area ratio (FAR) for the area of the parcel that is zoning HR-2 and a separate FAR for the area of the parcel zoning HC-2 based on the corresponding development designator. 12. Engineering Division does not recommend approval of the site plan application at this time. The following items need to be addressed: SITE PLAN COMMENTS: 1) Complied 2) Complied 3) Complied 4) Complied 5) Complied 6) DS Sec.2-02.2.1.A.11: Revise the site plan to label the 25-feet radii and concrete curbs per City of Tucson Transportation Access Management Guidelines (TAMG), Section 5.5 at the driveway entrances located on both MS&R streets. Refer to DS Sec.3-01.3.2.C for street development standards. Curb returns must be constructed entirely on subject property. Please have TDOT stamp and approve plans or provide email to DSD - Engineering, Bianca Ramirez stating that this requirement has been revised and is acceptable to TDOT. 7) DS Sec.2-01.2.1.A.12: Provide photo documentation will next submittal showing that the existing sidewalk is in good condition. Please label photos with address and view. These will be put into records for future reference. 8) DS Sec.2-02.2.1.A.12: Verify that all proposed handicap access ramp requirements have been met. Refer to Ron Brown, RA Structural Plans Examiner for all handicap and ANSI Standard requirements that apply to this project. 9) Complied 10) DS Sec.2-02.2.1.A.16: Revise the site plan so that the stormwater discharge from the proposed vehicular use area drains into the proposed planting areas and the 10-foot front landscape border/water harvesting area to help reduce onsite flows from leaving the site. Provide a curb cut with dimensions to show that stormwater drains into the landscape area to minimize offsite impacts and to show conformance with the City of Tucson Water Harvesting Guidance Manual. Water needs to be able to drain into water harvesting areas. Revise detail to show that depressed curb is at grade and that water harvesting areas are depressed so that water will stay in landscaping areas. 11) DS Sec2-02.2.1.A.16: Provide flow arrows on the site plan to identify drainage patterns for the vehicular use area and for the roof drainage to verify downspout and scupper locations and to verify how the stormwater from the vehicular use area drains into the required landscaping. 11a. Additional Comment: Provide drainage arrows and locations of all concentration points. Specifically show rood downspout locations for buildings at pedestrian circulation areas. A detail for the dimension of any proposed scupper(s) that are used for collecting onsite roof drainage at all pedestrian sidewalks is required, refer to City of Tucson details and call out appropriate detail on site plan. Any scuppers proposed under the sidewalk till need to be designed and constructed to convey the 10-year storm event. 12) DS Sec2-02.2.1.A.16: Provide a note on the site plan that states "Water Harvesting Areas to be depressed a maximum of 6-inches." Refer to the "City of Tucson Water Harvesting Guidance Manual, Ordinance # 10210" for recommendation on how to construct and maintain the required water harvesting areas for onsite flow containment. Please revise statement to read as indicated. 13) Complied 14) DS Sec2-02.2.1.A.19: Revise the site plan to label and dimension the right-of-way width for Arizona Ave as shown on the east side of the property. 14a. Additional Comment - Verify that dimension indicated on site plan is accurate - the Maps and Records I-65-38 is showing 26.4'. Call out recordation information for each of the streets indicated on the site plan. 15) DS Sec2-02.2.1.A.19: Label ½ right of way ROW, both for existing and future ROWs. Verify that the future right-of-way widths are called out and dimensioned as existing and or future ROW or ½ ROW.
