COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setback to the east property line. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the east property line is the greater of six feet or two-thirds the height of the structure's wall facing the property line. The height of thirteen feet four inches (13'-4") requires a setback of eight feet eleven inches (8'-11") for the master bedroom addition. Six feet (6'-0") is proposed for the new master bedroom addition.

The carport that is converted to a garage was approved for the carport with a previous LDO 80-50.
