Engineering Division does not recommend approval of the site plan or the floodplain use permit at this time. Please address the following review comments prior to the next submittal. Site Plan: 1. Unable to approve site plan until floodplain use permit has been approved. 2. Ensure all floodplain information is provided on site plan. 3. Additional comments may be forthcoming. Floodplain Use Permit: 1. Appraisal does not provide a separation of values for the house and the land. For the purpose of this permit, a value for the structure only is needed. (Note: Utilizing assessor information is possible for calculation of improvements. 2. Cost estimate submitted does not meet the minimum submittal requirements. Resubmit with contractor information and a signature. 3. Large discrepancy in the submitted cost estimate and the valuation provided by DSD-Residential. Cost estimate shows $52,925.00 for material and labor and the valuation provided by DSD-Residential shows a value of $108,087.46. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007, effective 1/1/2007 the Inclusive Home Design and starting 3/1/2009 Solar Water Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted codes are listed at the Development Services web site. Revise the Inclusive Home Design notation for City of Tucson (sheet #1), 2006 (item #2) and electrical thermostat height 48" (item #c). " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show the 6" minimum foundation height above finished grade, R404.1.6. FLOOR PLANS: 1. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1. 2. Identify ceiling heights in all areas on floor plan, R602.10.5. Note average height at sloped ceiling areas. STRUCTURAL PLANS: 1. Show the load bearing members of the stairway landing Detail10/7, R301.1. 2. Provide an engineer's calculation, design and seal for bearing framed walls over 10' with roof spans exceeding 12', Table R602.3.1 footnote b, or show lateral bracing not to exceed 10'. The cross sections (sheet 8) currently show Loft exterior walls up to 12'9" high with a roof span of 16'2". 3. Provide a complete braced panel layout with panels at intervals not exceeding 25' on any wall line, R602.10.1. Show an additional panel on the Loft north line, sheet 4. 4. Note or detail double trimmer and headers with framing anchors (show sizes) at framed door and window openings exceeding 4', R802.9. SECTIONS - DETAILS: 1. Provide consistent rafter sizes Detail 7 & 8/8, R106.1.1. Revise Detail 7 with rafter sizes consistent with the Roof Plan, or remove the 2x8 notation. Also, revise Detail 7 with beam sizes consistent with the Roof Plan. 2. Correct the 7/6 detail reference on the Roof Plan sheet 7, R106.1.1. PLUMBING PLANS: 1. Limit all code references to those recognized by the City of Tucson. Revise the 2003 Uniform Plumbing Code reference at note #12. 2. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. Delete note #12 or 15. Change the UPC Plumbing title or change IRC references at note #20 and the IRC Fixture Schedule values. 3. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, UPC 609.10 or IRC P2903.5. 4. Show the water softener discharge disposal line and termination, UPC 910.1 & 908.1. 5. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. MECHANICAL PLANS: 1. Limit all code references to those recognized by the City of Tucson. Revise the 2003 IRC reference at note #15. 2. Identify the duct line extended between the utility closet and the stairway landing. 3. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Clarify the panel schedule showing ampacity and wire size, E3304.11 & E3606.2. Correct circuit #14.
