This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor (Detail 3/5), R319.1.4 exception 1. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2. Note the size and weight of attic or roof mounted equipment on the Roof Framing Plan required for the truss design, M1401. SECTIONS - DETAILS: 1. Provide consistent Porch rafter sizes on Roof Framing 4x6 and Section B-B 6x8, R106.1.1. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. 5. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space. 6. Provide roof scupper openings with a width (6" min) equal to the drain circumference required for the area served (3 inch/hour rainfall rate), R903.4 and UPC Table 11-1. PLUMBING PLANS: 1. Provide protection of equipment located outdoors (Water Heater with exterior case), IRC G2406.3. Provide a manufacturer's specification BTU rating. 2. Provide water pressure range, developed length, and diameter of water lines between the meter to the furthest fixture, IRC P2903.7. 3. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size, IRC P2903.6. Clarify the point of connection of the new cold water line to existing service pipes. Consider upgrading the supply pipe size and/or meter size. 4. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), IRC G2413.3 & Table G2413.4(1). MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (in attic space) except when completely located inside the thermal envelope, R1103.2.1, IECC 503.2.7 (City of Tucson Amended). 2. Provide the return air duct sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R313.2. 2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description for new circuits, E3304.11 & E3606.2. 4. Revise the electrical load calculations to include the Heat pump load, E3502.2. 5. Revise the Heat pump circuit size for serving the load, E3602.11. 6. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. 7. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated), E3603.4. 8. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 9. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied to core or interior surface, N1102.1. RES check may be used for calculating compliance with non-prescribed values. Select the location of Pima County rather than Pima (City). "Pima, AZ: 2006 IECC <4,000 ft" is found at the end of the list for the State selection. (Do not select Arizona). 2. Show the "R" value of wall insulation and the "U" factor of the windows and doors on the plans, N1102.1.
