Calle Cuernavaca Applicant: Chris Rumsey Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 3. Show the location of all utility lines and meters from property line to building, R106.1.1. STRUCTURAL PLANS: 4. Justify the 2x8 rafters spanning 36 feet with the added ceiling finish. SECTIONS - DETAILS: 5. Specify ceiling covering material. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. PLUMBING PLAN: 6. Enlarge viewport on drawings 2-PE near washer and dryer to reveal notes. 7. Provide a water fixture unit schedule for the entire property (including existing) P2903.6. 8. Specify the size of the water meter, available pressure, the maximum developed length of water line from the meter the furthest appliance served, and the diameter of the water service line, P2903.7. ELECTRICAL PLAN: 9. Show locations of smoke detectors (every sleeping room and hallways leading to). All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R313. 10. Bathrooms require a separate 20-amp circuit with receptacles within 3' of the basin, E3801.6. 11. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12. 12. Laundry facilities require at least one 20-amp circuit that shall serve no other outlets, E3603.3, 3801.8.
