This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. STRUCTURAL PLANS: 1. The Shop building (non-prescriptive) requires a structural design by a registered engineer in the state of Arizona, R602.10.10. Arizona Statute 32-144.4. Show a compliant foundation (depth in ground), floor girders, hold-down connections (braced wall line with less than 4 foot panels), complete section with fasteners, roofing materials, etc., R106.1.1. ELEVATIONS: 1. Note and specify all roof slopes appropriate with selected material, R901.1. 2. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof system that complies with R905. 3. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. SECTIONS - DETAILS: 1. Clarify the foamboard thickness shown on sheets A-3 and D-1, R106.1.1. 2. Detail or note the method of providing the required ceiling cavity for the R-30 batt (9-1/2") insulation, R106.1.1. 3. Provide consistent ceiling insulation notation; R-30 & R-39 appears on sheet D-1, R106.1.1. PLUMBING PLANS: 1. Note and specify all piping materials, IRC P2608. 2. Show a pressure and temperature relief valve at the water heater. A metallic T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, IRC P2803.6.1. 3. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size, IRC P2903.6. 4. Provide a pipe size between the SOV and water heater consistent with the required service pipe determined by the fixture unit schedule, IRC P2903.6. Minimum of 1". 5. Show a two-way cleanout at the building exterior, IRC P3005.2. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. 3. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for the existing furnace and water heater. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Provide an electrical riser diagram showing the main service panel and new Shop sub-panel, E3303. 3. Revise the panel schedule wire size for the 20A branch circuits 2, 4, 6, & 8, E3304.11 & E3606.2. 4. Designate the circuit number at the location of each Shop light fixture, receptacle, E3603.5 5. Show the Shop sub-panel feeder conductor (panel schedule) and conduit sizes (riser diagram), E3605. 6. Show Shop sub-panel feeder over-current protection (breaker size), E3605.5. 7. Show the Shop receptacle outlets with ground fault circuit interrupting protection, E3802. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations 2. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
