The site is located in the R-2 Zone (LUC Section 3.25.2.A.2). The Development Designator is "K" (LUC Section 3.2.6.4.C). The Perimeter Yard Indicator is BB (LUC Section 3.2.6.4). A DDO is required for both the front yard setback and the north side-yard setback. The minimum setback for the front yard is the greater of twenty (20) feet or one and one-half (1 ½) the height of the structure's wall facing the front property line (LUC Section 3.2.6.5.A). The required setback is twenty (20) feet. The proposed front setback is twelve (12) feet six (6) inches. The minimum setback to the north property line is the greater of six (6) feet or two-thirds (2/3) the height (H) of each structure's wall facing the property line. The required setback for the shed is six (6) feet. The proposed setback is zero. The required setback for the Ramada, which measures twelve (12) feet, is eight (8) feet. The proposed setback is four (4) feet. The awning on the second unit does not require a DDO. A permit may be required for each structure. |
