This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. Based on the "EXISTING AND PROPOSED USE; RESIDENTIAL CARE SERVICE:" shown in the "LAND USE REQUIREMENTS - CITY OF TUCSON" block, provide a copy of the approved site plan that approved the apartment complex as Residential Care Services: Rehabilitation Service or Shelter Care. As the site plan approving the Residential Care Services: Rehabilitation Service or Shelter Care and an expansion calculation was not provided zoning's review is for full code compliance based on a change of use. 3. Based on LUC Subject to section 3.5.7.8.A, F & H the following applies: 3.5.7.8.A Rehabilitation Service or Shelter Care use shall not be located within twelve hundred (1,200) feet, in any direction, from another Rehabilitation Service or Shelter Care use. The applicant for such use must provide an inventory of such uses within twelve hundred (1,200) feet of the site prior to the establishment of the use. 3.5.7.8.F. The site is located at least five hundred (500) feet, measured in a straight line, from the property line to a zone boundary line of R-3 or more restrictive zoning. It appears that this project is located within five hundred (500) feet of an R-2 zone to the east and an R-3 zone to the west. A special exception may be required, see LUC Section 2.4.3.3.B. 4. D.S.2-02.2.1.A.6 Show existing/proposed canopies or balconies on the plan. Provide overall building dimensions on the plan. 5. D.S.2-02.2.1.A.7 As Stone Avenue is an arterial street shown on the MS&R map provide a setback dimension from the future curb to the buildings along Stone Avenue. 6. D.S.2-02.2.1.A.12 A continuous pedestrian circulation/accessible route is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. This said, show the continuous pedestrian circulation/accessible route that connects Building J to the other buildings. 17. D.S.2-02.2.1.A.12 The striped area running from the proposed handicapped vehicle parking space access aisle, located east of Building J, to the proposed sidewalk, located east of the proposed building, is required to be a sidewalk physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means. 18. A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by LUC 2.8.3.4. The street landscape border scales to less than 10 feet wide. Indicate the location of the Stone Avenue MS&R future right-of-way on the site plan drawing. 2. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border or fraction thereof per LUC 3.7.2.4. Revise street landscape border to indicate that with a length of 70 feet a total of 3 canopy trees are required. 3. It is unclear why a shrub (gopher plant), proposed to be planted from a 1 gallon container, is shown to be larger in the legend and on the map than the proposed canopy trees. The symbols used should indicate the approximate ultimate size/spread of plants on the plan per DS 2-07.2.2.A.c. Also the same symbol used for the gopher plant is used for existing canopy trees. Revise plan to show separate symbols for each type of plant existing and proposed to avoid confusion. Indicate the type(s), by both common and proper names, of the canopy trees existing within the street landscape border along Stone Avenue. Some of the tree symbols used on the drawing are not shown in the legend. Revise plan to indicate all plants, both existing and proposed. 4. Show future and existing sight visibility triangles clearly and correctly on the landscape and site plans. Some of the shrubs proposed, such as Texas ranger, myrtle, and red yucca may not be appropriate within SVT's as they grow higher than 30 inches. DS 2-06.3.8.G 5. Show all parking spaces clearly and completely on the landscape plan. Some of the spaces do not have the striping lines depicted on the landscape plan. Revise. 6. Dimension the minimum width and label the square footage measured from the inside of all tree planters in the vehicle use area. An unpaved area, which is a minimum of thirty-four (34) square feet in area and four (4) feet in width, must be provided for each canopy tree. LUC 3.7.2.3.A.1.c, DS 2-07.2.2.A.2.e 7. The site plan was reviewed for full code compliance. See City of Tucson Zoning for full code compliance designation. 3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. 4. It is difficult to distinguish what is existing or proposed on the drawing. Perhaps darkening the lines of the new buildings may work. Revise as required. 5.
