Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

INCLUSIVE HOME DESIGN: (references taken from ANSI 117.1-1998 as amended)
3. Provide an accessible route from the public way extending throughout the entire first floor (except for exempt areas as defined in section 1003.3), 1003.2.
4. Vertical changes in floor elevation may not exceed ¼ inch (½ inch when beveled), 1003.4.
5. Thresholds may not exceed ½ inch in height, 404.2.5.
6. All door hardware must be lever-type or otherwise usable without tight grasping or twisting of the wrist, 404.2.7.
7. Door openings shall have a net width of not less than 30 inches, 1003.5.2.1.
8. Provide all switches, receptacles, and controls within 48 inches of the floor but not less than 15 inches above the floor, 1003.9.
9. Provide blocking in bathrooms for future installation of grab bars around: toilets, showers, and bathtubs, 1003.11.2.

SITE PLAN:
10. Designate the location and height of the swimming pool barrier, AG105.2 as amended.

FLOOR PLANS:
11. Show the location of attic access min. 22"x30", R807.

FOUNDATION PLANS:
12. Note grade away from foundations shall fall min 6" within the first 10', R401.3.

STRUCTURAL PLANS:
13. Provide a temporary shoring design for supporting the existing roof framing during construction, R106.1.1.
14. Provide an engineer's calculation, design, and seal for partition and screen walls exceeding 6' in height above grade on either side measured to the top of the wall.
15. Provide a complete roof framing plan for the existing house, R801.2.
16. Provide cross section details for all framing connections of roof framing members, R802.3.
17. Provide an attic space ventilation calculation for the main house, and note the size and location of all attic vents needed to comply, R806.2.

ELEVATIONS:
18. Specify roofing type, grade of materials, and method of installation, R905. Specify weight and ICC ESR # of concrete or clay-type roofing.

SECTIONS - DETAILS:
19. Show wood beams with 1/2" end clearances from masonry on top, end, and sides, R319.1(4).

PLUMBING PLAN:
20. Specify a 1" water meter for the water supply system. The Tucson Water policy adopted 3/2/07 limits the maximum demand for a 5/8" water meter to 10GPM.
21. Specify the size and location of the kitchen sink cleanout and vent, 707.4, 904, Table 7-6.
22. Three-inch sanitary drain lines are limited to the connection of three water closets, Table7-5.
23. Correct outdated UPC table number for the water fixture schedule, Table 6-5.
24. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10.

ELECTRICAL PLAN:
25. Specify the manufacturer of the proposed 250 amp subpanel enclosure, E3304.11, E3606.2.
26. Justify the conductor sizes for the subpanel feeders by providing a feeder load calculation (40% demand factor may not be applied), E3604.3.
27. Provide the conduit sizes and material types for the subpanel feeders, E3605.5.
28. Specify the size and type of the grounding conductors for the subpanels, E3507.1.
29. Show receptacle outlets on the office wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3801.2.

OUTDOOR LIGHTING CODE
30. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.
31. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
