This plan has been reviewed for completeness and compliance with the development Criteria: A. Residential Use Group, Sec. 6.3.8 1. Family Dwelling "G", subject to: Sec. 3.5.7.1.E, .F, .G, and .H (Ord. No. 8582, §1, 9/25/95; Ord. No. 9443, §1, 11/27/00; Ord. No. 9906, §1, 10/13/03) 2. The interior building setbacks for this development in the R-1 Zone is based on the greatest of 6 feet or 2/3rds the height of the exterior wall adjacent to the property line. The owner has constructed a trellis structure (porch) along the south and west sides of the existing house. The building setback adjacent to the east property line must be a minimum of 6 feet. The owner proposes a 3'-0" setback from the post to the property line and the overhang encroaches 12" into the 3'-0" setback leaving a 2'-0" setback from the edge of the overhang to the property line. A DDO review and approval is required. If the owner decides to leave the trellis structure and wishes to go through the DDO process the plans must be revised to provide the necessary information to allow the zoning reviewer to do a complete review and DDO comments to the site plan. 3. Two approved site plans were found in records. The plans depict a residential structure but do not depict accessory structures. The new plot plan depicts the residential structure and two accessory structures. While permits are not required for accessory structures under 120 sq ft and no utilities the 10' x 16' structure is greater than 120 sq ft and would have required a permit. The oldest online aerial indicates the accessory structures were in place as of 1998. Provide documentation for the 10'x16' accessory structure.
