COMMENTS: The following comments are for DDO application only. The plans must be revised before submitting for a DDO.

1. The proposed additions consist of a two car garage with a second floor above with sleeping quarters with a full bathroom above, new stair case constructed along the north side of the garage to provide access to the sleeping quarters, an attached Ramada from the garage to the new master bedroom, a master bedroom with a full bath, new hallway and utility room.

2 Based on the greatest height of the two story structure which is labeled on the north elevation as 24 feet the building setbacks along the west and south perimeter yards must be 16'-00". The owner proposes nine inches from the building wall to the west property line and 0 inches to the south property line.

4. The overall height of the parapet of the master bedroom structure appears to be 12 feet six (6) inches from design grade. Based on this height the required building setback must be 9 feet 4 inches adjacent to the west property line. The owner proposes 6 feet 5 inches.

5. The height staircase wall structure is proposed at 15 feet which requires a building setback of 10 feet the owner proposes a setback of four (4) six (6) inches.

COMMENTS: The following comments are for DDO application only. The plans must be revised before submitting for a DDO.

1. 2. Prior to submitting fro the DDO the following items must be addressed.
a. The zoning is R-1; revise the zoning note on the site plan sheet.
b. Under the Legal description text block the maximum height of the structure is noted as 25 feet. It is not clear if this note was to indicate that the maximum allowed height is 25 feet. Revise the note appropriately.
c. The height of the stairwell appears to be at least an additional 6 to inches taller than labeled on the plan. The dimension has been labeled from finish floor instead of finish grade. Revise the dimension from finish floor to design grade.
d. The building height of the two story structure is labeled as 24 feet on the north elevation drawing. The south, west and east elevations depict a 22 foot six inch building height. Revise the elevations for consistency.
e. Label the building height from the design grade to the highest part of the parapet wall of the master bedroom.
f. A separate complete floor plan will be required for the DDO submittal package.

3. Based on the greatest height of the two story structure which is labeled on the north elevation as 24 feet the building setbacks along the west and south perimeter yards must be 16'-00". The owner proposes nine inches from the building to the west property line and 0 inches to the south property line.

4. The overall height of the parapet of the master bedroom structure appears to be 14 feet from design grade. Based on this height the required building setback must be 9 feet 4 inches adjacent to the west property line. The owner proposes 6 feet 5 inches.

5. Please revise the plans before DDO comments can be added to the site plan. Once the plans have been revised the DDO comments can be hand written on the site plan as per Frank Podgorski's direction.

6. The utility room adjacent to the street property line does not meet the required building setback of ten feet. The owner proposes 5 feet from the exterior wall of the utility room to the property line.

7. The floor plan has changed due to the expansion of the proposed bedroom. The east building elevation has been revised to reflect the changes. The height was not changed it remains at 12 feet from design grade.
