This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 3. Specify the location of all utility lines, R106.1.1. FLOOR PLANS: 4. Specify the size and type of window in bathroom #1. Note: safety glazing is required in hazardous locations (within 24" of doors), R308.4. STRUCTURAL PLANS: 5. Justify the size of the 4x8 beam between the new and existing carports. 6. Justify the size of the 2x6 rafters at the carport area. PLUMBING PLAN: 7. Specify the location of the pressure and temperature relief line for the water heater terminating to the exterior facing down between 6 and 24 inches above grade, UPC 608.5. 8. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks/ Showerheads = 3 gpm, UPC State Amend. 45-312. 9. Provide a gas line isometric and size the supply pipe for the connected demand. Include the length of line and BTU demand for each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 Table 12-8. 10. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10. MECHANICAL PLAN: 11. Provide location of return air ducts and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 12. Show supply and return air ducts with a minimum R-8 insulation, R1103.2.1. 13. Provide a mechanical equipment specification list, M1302.1. 14. Gas appliances shall comply with combustion air requirements of Chapter 17, 2006 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. ELECTRICAL PLAN: 15. Provide a complete electrical plan. 16. Provide electrical load calculations for determining the service panel size, E3502.2. 17. Provide a panel schedule: panel size, circuit numbers, ampacity, and wire sizes, E3304.11, E3606.2. 18. Show locations of smoke detectors (every sleeping room and hallways leading to), R313. 19. Designate the circuit number for each light fixture, receptacle, appliance, and equip disconnect, E3603.5. 20. At least one wall switch controlled light or outlet must be provided in bathrooms, hallways, stairways, outdoor entrances or exits, and all habitable rooms, E3803.3. 21. Kitchens and dining rooms require two or more 2O-amp small appliance circuits. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3. 22. Laundry rooms require at least one 20-amp circuit that shall serve no other outlets, E3603.3, 3801.8. 23. Bathrooms require a separate 20-amp circuit with receptacles, E3801.6. 24. Exterior outlets at grade level shall be provided at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 25. Convenience receptacles and light switches/fixtures shall be provided within 25' of mechanical equipment (roof mounted HVAC), E3801.11, E3803.4. INTERNATIONAL ENERGY CONSERVATION CODE: 26. Due to the extent of the interior remodel, energy requirements must be met. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1.
