COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.2 The provided legal description is incorrect. Provide the correct legal description once the parcels have been combined. See following comment.

This site contains two (2) separate parcels therefore you will need to show how the parcels can work as stand alone parcels if sold separately or provide a Pima County Tax Parcel Combo and a record covenant regarding development and use of real property. 2. DS 2-02.2.1.6 Provide dimensions of the existing structures foot print of each structure indicated on the site plan.

Each building must have a use indicated. "Building not to be used" is not a use. It can be called storage, future class rooms, etc. Provide wall heights for this structure.

3. DS 2-02.2.1.7 Provide dimensioned zoning setbacks and distances between buildings.

4. DS 2-02.2.1.8 In the parking calculations the number of required parking spaces is not 13.35. The correct number of required is 14. Revise.

Provide the angle of the two parking spaces located near the southeast corner of this project and dimension the required distance behind the parking spaces and the required size of the parking space as per LUC Sec. 3.3.7.2

Remove the layer of existing conditions from the plan which will be removed or changed upon development of this project. If there are existing conditions that will remain, such as sidewalks, curbs, etc., clearly indicate with the same line weight as proposed improvements.

Clearly indicate the required 24' with of the PAAL behind the perpendicular parking spaces. Per LUC Sec. 3.3.7.2

5. DS 2-02.2.1.9 The number of required bicycle parking spaces is incorrect. Per LUC Sec. 3.3.4 the number of required bicycle parking spaces is 1 per 10 students and employees. All of the required spaces are the class two type. Provide on the site plan and revise calculations.

Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.

Bicycle parking provided on the site plan does not meet the requirements of revised DS (Development Standard) 2-09. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Bicycle access through the development will be separate from the pedestrian ways. Vehicular access may be used as bicycle access. Bicycle access to a parking facility may cross a pedestrian way at a right angle (DS2-09.3.2)

Please provide a dimensioned detail for class 2 bicycle parking racks. Be aware that that development standard 2-09 has been revised. Once provided and reviewed further comments may result. 6. DS 2-02.2.1.11 Provide a dimension clearly indicating the 20' one-way PAAL located near the perpendicular parking spaces along the north property line and the curb island to the south. The end of the perpendicular parking space appears to extend into the required PAAL.

Per DS 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent vehicles from driving onto unimproved portions of the site. Curbing will be required from the west side of the loading zone along the edge of the proposed PAAL continuous along the south side of the south building, around the parking spaces and connecting to the proposed curbing at the north side of the south entrance.

7. DS 2-02.2.1.12 Per DS 2-08.3.1 Pedestrian Circulation Paths Required. Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas.
Provide a pedestrian circulation path to the south building.

Per DS 2-08.4.1.B A sidewalk will be provided adjacent and parallel to any PAAL on the side where buildings are located. A sidewalk will be required along the west side of the main building and along the south side of the south building.

FYI: per DS 2-08.4.1 Sidewalks within a project must be physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means, except at crosswalks,

8. DS 2-02.2.1.13 If applicable, indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also indicate if there are existing billboards on site. Billboards will be required to meet all LUC requirements as stated in LUC Sec. 3.5.4.26. If none exists please state so.

9. DS 2-02.2.1.14 if the 10x18 loading zones are to be used for this project a 1018 loading zone will be required for the 1530 sq. ft. building also. If a campus style loading zone is to be used, the total square footage of all buildings is used to determine the number of loading zones. See LUC 3.4.5.4 which would require one 12x35 loading zone. Revise plan and calculations.

10. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type.

11. DS 2-02.2.1.31 Revise the proposed use as follows: "Educational Use: Elementary (K thru 8) "18", subject to: Sec. 3.5.3.7 and Sec. 3.5.13.5"

12. DS 2-02.2.1.4 The location map has the wrong range indicated. Should be Range 15 not 14.

On the location map provide the following:
a. min. 12 pt. font required
b. section corners
c. street names are not legible

Delineate the boundary of the WASH study area. The WASH study area extends 50 feet from the top of the bank of the adjacent wash. Development within the study area may require submittal of a WASH review under the City of Tucson DSD Full Notice Procedure.
