Modular Site Plan TRANSMITTAL DATE: 08/25/08 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Provide the existing uses of both properties. 2. Provide existing parking calculations for all uses on both sites together with the new medical services out patient. 3. Clearly indicate the surfacing materials for the vehicular use area for the new parking spaces and existing vehicular use area for the entire lot on which the new modular building is located. (Show entire lot) 4. The pedestrian circulation path is not complete along the east side of the new modular building. Must connect to the indicated handicap ramp. 5. Provide an accessible pedestrian circulation path from the handicap parking spaces to the new modular building. 6. A minimum 4' sidewalk is required between a PAAL and a building and between a parking space accessed by a PAAL and a building. Not complete along the east side of the building nor along the west side of the building. 7. Clearly indicate the widths of all sidewalks and required pedestrian refuge areas. A pedestrian refuge area is required between a building and a PAAL with a minimum width of five (5) feet. (Along the east side of the building) 8. Provide a copy of the last approved site plan clearly indicating the existing uses as being approved. The last approved site plan provided indicates Sundt Corp. was the entire site. Documents provided indicate TEP has s taken over a portion of this site. Clarify.
