Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.

FOUNDATION PLANS:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per Table R401.4.1 if a soils report is not provided.
2. Provide a detail for the six 4x4 posts shown on Sheet 8. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1.
3. Note all anchor-bolts with 7" embedment into concrete or masonry, R403.1.6. Revise Detail 17/D1.

FLOOR PLANS:

1. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2. Extend to roof or note an attic barrier between the spaces over Garage and Dwelling.
2. Show emergency opening sizes for determining compliance with R310 providing egress from the basement. Include well and ladder dimensions, R310.2.

STRUCTURAL PLANS:

1. Identify the roof fastener hardware for carrying roof loading (Detail 11 & 13/D2), R301.1.
2. Show the Porch rafter size and spacing on the Roof Framing Plan sheet 8, R301.1.
3. Show the Steel Lintel size and location on the Plans, R301.1.
4. Identify the structure supporting the stairway (Detail 2 sheet D3), R301.1.
5. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2.
6. Show gypsum board brace wall connections compliant with Table R602.3(1), R602.10.3. Revise nail size and spacing shown at Brace Wall Schedule for G1.
7. Provide a building cross-section.
8. Provide joist sizes and spacing in compliance with Table R802.4. Provide joist specifications and location on sheet 11 by revising Note 2 and/or a new detail. Revise the Typical Detail reference 5/D2 with an appropriate Furrdown design.
9. Provide a detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3.
10. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5.

SECTIONS - DETAILS:

1. Provide specific dimensions to clearly illustrate materials and connections (Detail 16/D1), R106.1.1. Revisions may be processed during construction if changes are required. Also, show the Plan locations for this detail.
2. Provide appropriate cross-references between Plan and Detail, R106.1.1. Revise 10/D1 shown on Sheet 7.
3. Provide appropriate cross-references between Elevation and Section, R106.1.1. Revise A/9 shown on Sheet 10.
4. Provide an appropriate Nailing Schedule reference sheet D2, R106.1.1.
5. Specify an appropriate ledger size for the selected floor joist, R606.11. Revise Note 4, sheet 7.
6. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. Revise Note 1, sheet 11.
7. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas (Sheet 2), R702.4.2.
8. Show compliance with R806 by providing calculated venting or a conditioned attic space (insulation at underside of roof surface) with Tile covering and "no vapor retarders at the ceiling", R806.4. Revise Note 5, sheet 12 with a compliant design.
9. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1003.9. Revise Note 6, sheet 12 and include the 3' requirement.
10. Identify factory-built fireplace compliance with R1004 and chimney compliance with R1005. Add to Note on sheet 2 and/or Note 6, sheet 12.

PLUMBING PLANS:

1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. A water hammer arrester is required for the clothes washer, IRC P2903.5.
2. Provide a service pipe size compliant with, IRC P2903.6. A 1-1/4" supply pipe is required when supplied by a ¾" or 5/8" meter with over 24 fixture units and a developed length over 150'. A 1" pipe size is also undersized with a 1" meter.
3. Provide sump discharge piping, IRC Appendix O.
4. Provide consistent gas pipe sizes, IRC G2413.3. Revise Note 1 same as Gas meter notation.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).

ELECTRICAL PLANS:

1. Revise the Panel identification shown on the calculation for the new panel.
2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
3. Tucson Electric Power requires a 2½" diameter service conduit, TEP SR-305.
4. The 40% demand factor may not be applied for feeder loads, E3604.2. Revise the Panel E and N calculations. The 40% demand factor may only be used one time on the Main Service Load Panel.
5. Show overcurrent protection not exceeding the allowable conductor ampacity, E3605.5. Revise the #6 conductor size with a 100A breaker on circuits N15/17. Also, show the location of this panel on the Plan and on the Riser Diagram.
6. Show receptacle outlets at wall spaces 2' or more with no point along the wall (exclude door openings) more than 6' from a receptacle outlet, E3801.2. Add a receptacle in the Sitting Room.
7. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30, walls R=13 and above grade floors R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
