COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.4 A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.

a. Identify conditions within the square mile area, such as major streets and
watercourses. For example: I-10, the railroad, Ft. Lowell Rd.,etc.

b. Section, township, and range; and section corners are missing.

2. DS 2-02.2.1.5 Provide radius and length of property line at the north corner of the property.

3. DS 2-02.2.1.7 The indicated street setback along the north and east property lines is indicated incorrectly. A search of the paving plans for this area indicates there is no parking along the north and northeast sides of the property. The parking lane is located on the north side of the street. Therefore the setback requirement of 21' or the height of the structure is from the edge of pavement. Revise.

In the zoning code review section of page A1.0 revise the setback information per the above comment. Also the building height in this note should be 22'-2" not 21'-8" thus increasing the setback requirement.

Provide dimensions from the building to the west property line.

4. DS 2-02.2.1.8 Any parking spaces adjacent to a vertical wall, fence or barrier greater than 6" in height is required to be a minimum of 10' in width. This will apply to the parking space adjacent to the trash enclosure.

5. DS 2-02.2.1.9 Clearly indicate the required 5' access aisle for the class two bicycle parking space. Revise detail to show access aisle. The indicated location of the bicycle parking space does not allow for an access aisle. A pedestrian circulation path cannot be used to access the bicycle parking spaces. Revise.

6. DS 2-02.2.1.12 Per DS 2-08.3.1 Within all development, a continuous pedestrian
circulation path is required. This path must connect all public access areas of the
development and the pedestrian circulation path located in any adjacent streets.
A pedestrian circulation path is required to be connected from the building to the sidewalk located in the right of way along the north property line.

7. DS 2-02.2.1.13 If applicable, indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.

8. DS 2-02.2.1.25 If applicable, indicate proposed lighting layout and type.

9. DS 2-02.2.1.14 In the zoning code review check list portion of page A1.0. The loading zone portion indicates provided 2 - 12X55 loading zones. Plans indicate only one. Clarify.

10. Based on changes to this plan and responses to the above comments additional comments may be forth coming.
