T08CM02541 Site Plan (1st Review) TRANSMITTAL DATE: July 25, 2008 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. 2. Provide a copy of the last approved site plan with your next submittal. 3. D.S.2-02.2.1.A.6 for all existing and proposed buildings and structures provide the size (overall dimensions) height, overhangs canopies and use on the plan. 4. D.S.2-02.2.1.A.7 Show the required setbacks on the plan. Per development designator 31 and LUC Section 3.2.3.2.B, perimeter yard indicator "DD" and LUC Section 3.2.6.4 Perimeter Yard Width Matrix the required setback to an R-2 zoned property is 1 ½ the building wall height. This said the proposed building does not meet setbacks to the west property line. 5. D.S.2-02.2.1.A.11 provide a dimension for the parking area access lane located to the east of the propose building. Per LUC 3.3.7.2.C. 4. Parking Area Access Lanes (PAALs) in Storage Use Group Development. A two-way PAAL within a development for storage must be a minimum of thirty (30) feet in width, with a minimum four (4) foot wide pedestrian refuge area delineated on one (1) side of the PAAL. It does not appear that the required thirty (30) feet is provided. 6. Additional comments may be forth coming once the last approved site plan is provided. The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. 3. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 4. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. If the cut and fill are both 0 cy, then list as 0 cy each. 5. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. The SP cannot be approved prior to the recordation of all easements. 6. Location and orientation of existing major physical features, such as railroad tracks and drainageways per D.S. 2-02.2.1.22. It appears there may be an existing drainageway West of the site. 7. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 8. Show Site plan number (T08CM02541) on all sheets per D.S. 2-02.2.1.29. 9. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Show the finished floor elevation. 10. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. Drainage Statement: 1. Please include a response letter to the comments along with the corrected copies of the DS. 2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 4. Show the project address or administration address on the cover sheet of the DS. 5. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
