This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. FLOOR PLANS: 1. Show compliance with R310 providing an egress from Bedroom 1 meeting the minimum specification for net clear opening dimension of 24" height and 20" width. Revise the window style or size. STRUCTURAL PLANS: 1. Provide beams sized for the load carrying capacity, R301.1. Show "H3" and "H4" beams with Douglas Fir #1. Note the center Carport post is not carrying a roof load unless a beam is added. 2. Provide a header schedule or show sizes consistent with Table 502.5(1) & (2) for all window opening over 4'. Or, show existing steel lintels compliant with R606.10 3. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. Show top bracing of gable truss Detail H\4. 4. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5. 5. Show a detail for accommodating typical truss deflection over non-bearing interior walls (fasteners & gaps). Show appropriate hardware and gap on Detail B/4. SECTIONS - DETAILS: 1. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R319.1 item 4. 2. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1. Treated posts may be shown if installed less than 6" above grade. 3. Note or detail interior wall and method of fastening (1/2" GWB), R702.3. 4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 5. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Revise the notation shown on sheet 2. 6. Show appropriate attic ventilation and insulation location for the asphalt shingle roof covering. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. 7. Revise the attic ventilation calculate using 1 to 150 of attic area in compliance with R806.2. Or, provide appropriate upper and lower space vents when applying the reduced area 1 to 300 calculation and show eave ventilation openings. 8. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing when eave venting is used, R806.3. This may be accomplished w/ baffles. 9. Note and dimension the masonry fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the roof, R1003.9. 10. Show chimney crickets (width over 30") R1003.20 and/or flashing, R903.2.1. PLUMBING PLANS: 1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10. 2. Revise the fixture schedule to include the Kitchen Sink, UPC Tables 6-5 & 7-3. 3. Show an accessible water supply shut off at the dwelling entrance, UPC 605.3. 4. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 5. Revise the Water Heater detail showing a ½" gas pipe size consistent with the plan. ELECTRICAL PLANS: 1. Revise first Note on electrical plan showing 2006 rather than 2003. 2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 3. Show an underground service entrance on the Site Plan. 4. Show the grounding and bonding method to the gas line on the riser diagram, E3507. 5. Designate the circuit number at the location of each receptacle (Hallway south end), E3603.5. 6. Provide an exterior GFCI outlet at the front of the dwelling, E3801.7. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
