COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. DS 2-02.2.1.7 Per LUC Sec. 3.2.3.1.D this project has a perimeter yard indicator of "CC". Per LUC Sec. 3.2.6.4 the required setback when adjacent to a C-2 zoned property is the height of the structure. The proposed building does not meet this requirement for setbacks from the south property line based on a wall height of 21'-9" (includes the parapet wall height) + 6" from finished floor to grade for a total wall height of 22'-3" which is then the required setback for the proposed building. Revise dimension on the site plan (indicating a 10' setback) as well as detail #8 on sheet C5.

Clearly indicate on details 7 & 8 of C5 that all wall height measurements are from the adjacent grade and not finished floor.

On detail #7 of C5 the indicated wall height must include the 1' - 6" parapet and the 6" from finished floor to grade. The tallest wall height is then 22'-3", ¾ of this height is then 16'-6" which is the required setback. The second floor wall height is then 17'- 7", ¾ of this height is then 13'- 2" which is the required setback. Per LUC Sec. 3.2.6.6 overhangs are allowed to project 2' into the required setback. The overhangs indicated on detail #7 are projecting 2'-6" into the required setback, Provide the dimensioned length of all overhangs. Revise.

A Design Development Option (DDO) can be applied for to reduce the required setbacks.

2. Clearly indicate the required curbing on the east side of parking space #40.

3. In the land use code data on sheet C1 in the perimeter yard portion, revise note to read: "North/East: Greater of 10 feet or ¾ times the wall height."

4. The height of the south and east buildings as indicated on the site plan appear to be in conflict with the height of the north building and details 7 & 8. Revise.

5. Provide a pedestrian circulation path to the stairs located on the west side of the north building. The pedestrian circulation path should be relocated north of the trash enclosure and then connect to the ROW sidewalk. A relocation of the trash enclosure would be required. The crosswalk indicated can then be removed from conflicting with the maneuverability area for the trash enclosure. Clearly indicate location of all stairs and provide direction of either up or down. Clearly indicate width and location of balconies for access to the second floor..

With the location change requested by the zoning reviewer to provide safe pedestrian circulation, the maneuverability will be adversely impacted. Discuss the access with Andy Vera at Environmental Services for acceptable access.
