DS 2-02.2.1.4 A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. " Show the subject property approximately centered within the one (1) square mile " area. " Identify conditions within the square mile area, such as major streets and " watercourses. " Section, township, and range; section corners; north arrow; and the scale will be " labeled. 2. DS 2-02.2.1.7 Per LUC Sec. 3.2.3.1.D this project has a perimeter yard indicator of "CC". Per LUC Sec. 3.2.6.4 the required setback when adjacent to a C-2 zoned property is the height of the structure. The covered parking structure and the proposed building do not meet this requirement for setbacks from the south property line based on a wall height of 17'-4" for the proposed building and say an approximate 9' height for the carport. Revise the perimeter yard notes on page C-1 to indicate the correct required setbacks. 10' or ¾ the height where adjacent to R-3 zoned property, height of the structure where adjacent to commercial zoned property. Provide dimensioned building elevations for the proposed building and the covered parking structure in order to verify the required setbacks. Clearly indicate the required 98" vertical clearance for the covered handicap parking spaces. Per ICC/ANSI 117.1-2003 Sec. 502.6. 3. DS 2-02.2.1.9 Please provide dimensioned details for class 1 and class 2 bicycle parking racks and enclosures. Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. 4. DS 2-02.2.1.11 Per DS 3-05.2.2.B.2 A minimum distance of one (1) foot must be maintained between any open structure, such as a carport, and a PAAL. The one (1) foot setback is conditioned upon the pedestrian way(s) being designed at a location other than between the open structure and the PAAL. The distance is measured to the closest part of the structure, i.e., a roof overhang. Clearly indicate with dimensions the one foot setback from the PAALs for all covered parking structures. Along the south property line there appears to be a drafting error in regards to the location of the vertical curbing and the location of the wheel stops. Revise. 5. DS 2-02.2.1.12 The pedestrian circulation path cannot be located behind a vehicle parking space (parking spaces near the trash enclosure). See DS 2-08.4.1.F Sidewalks or pedestrian refuge areas may not be located between any motor vehicle parking space and the PAAL providing access to that space. Provide a pedestrian circulation path to the trash enclosure. See DS 2-08.3.1. 6. DS 2-02.2.1.20 Provide recordation information (docket and page) for the abandonment of the indicated ingress, egress and sewer easement. 7. DS 2-02.2.1.21 If applicable, provide the proposed lighting layout and type. 8. DS 2-02.2.1.31 In the proposed use note add the subject to section after the use. Should read as follows: Family Dwelling subject to: 3.5.7.1.F 9. This site contains two (2) separate parcels therefore you will need to provide a Pima County Tax Parcel Combo.
