This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Reference the building code used for the design, R106.1.1. " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Indicate the location of sewer lines from point of connection to building clean-out, R106.1.1 2. Show the distance between the Back Porch and buildings, R106.1.1. Structures less than six feet apart require fire-rating protection. FOUNDATION PLANS: 1. Locate and detail all footings for the Back Porch, R301.1. 2. Provide a landing or floor surface at the Detached Structure door. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 3. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade (sheet 5) and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1. 4. Show the required minimum one #4 reinforcement rebar 3" from edge in the Porch footer (Section sheet 5) , R403.1 (City of Tucson amended). 5. Show the minimum 12" footing depth below undisturbed soil, R403.1.4 (sheet 4 & 5). FLOOR PLANS: 1. Show entire floor plan labeling all rooms and spaces, R106.1.1. Include dimensions and show all doors, windows, fixtures and appliances in the construction area. Identify the function of the central room of the detached building. 2. Show compliance with R303.1 providing (8%) natural light into all habitable rooms and (4%) natural ventilation. Revise the central room of the detached building. 3. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 16-1.3. This wall was identified at sheet 1 on 7/10/08. 4. Projections (overhangs) extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for protecting the underside of the Shed/Office east side overhang. 5. Show that the Office water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 24", R307.1 & UPC 407.6. 6. Show that the shower has a minimum of 30" clear diameter, R307. STRUCTURAL PLANS: 1. Show the Back Porch design on plans. Provide size, spacing, span and fasteners of all framing members, R301.1. 2. Provide a framing detail for providing structural stability of the Front Porch (replace fascia connection), R301.1. Revise Detail A/5 showing sistered rafters providing load carrying capacity to the dwelling wall, R301.1. PLUMBING PLANS: 1. Show the location of the Water Heater that serves Bath #1. Show on sheet #1 Floor Plan. 2. Provide water pressure range, developed length, and point of connection to the supply pipe, UPC 610.8, Table 6-6. 3. Provide a fixture unit schedule (to include all existing fixtures) for determining required service pipe size (must verify 1" size), UPC Tables 6-5 & 6-6. 4. Show any hose bibs, UPC 603.2.3. 5. Any underground gas piping beneath buildings (Porch) shall be encased in an approved sealed & vented conduit, UPC 1211.1.6. Or, show gas service pipe routed between buildings, sheet 1. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms (two rooms at detached building), R303.8. ELECTRICAL PLANS: 1. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508. 2. Show the location of each outlet on the Electrical Plan, E3305.1. Add the circuit location (J-box) and number for the coolers and heater. 3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description for the Sub-panel, E3304.11 & E3606.2. 4. Provide a minimum feeder conductor of 60 AMP for accessory structures and conductors with minimum rating of #6 copper, E3502.1 & E3605.1. 5. Show all multi-purpose branch circuits with maximum 20A rating, R3602.5. 6. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. 7. Show sub-panel feeder over-current protection (breaker size), E3605.5. 8. Show receptacle outlets at wall spaces 2' or more with no point along the wall (exclude door openings) more than 6' from a receptacle outlet, E3801.2. 9. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4. 10. Indicate the location of all disconnect switches for evaporative cooling equipment, E4001.5. Show both roof mounted outlets and interior controls. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "U" factors of the windows and doors on the plans, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product (Detail 1/3 & 1/4) that provides the required value, or show the actual ratings and provide a REScheck calculation showing acceptable values.
