Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references.
" .
" Provide ¼" = 1' scaled drawings with legible notation (minimum 1/8" lettering).
" Provide consecutive sheet numbers on each construction drawing, R106.1.1.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1.
2. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1.

FOUNDATION PLANS:

1. Locate and detail all footings (R301.1) for the following:
" Stair pads
2. Show compliance with termite treatment, R320 as amended.
3. Dimension the wall thickness, as well as footing width, height, and depth into undisturbed soil for each footing type and condition, R403.1.1.
4. Minimum footing width required for two story construction, table R403.1.
5. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6. Required for continuously sheathed wall sections less than 4' (with 8' height) adjacent to opening over 85% of wall height, R602.10.5.
6. Revise the Alternate Braced Wall Panel notation showing a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. The PAHD42 is rated less than required 1800 LBS when installed with end distance less than 8". The HPAHD22 is rated less than 1800 LBS when installed with end distance less than 8" and with fewer than 23 -16d nails.

FLOOR PLANS:
1. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2.
2. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent and ½" GWB on supporting walls, R309.2.
3. Locate and identify brace wall type, R602.10.3 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8.
4. Locate and identify 4' brace wall panels at the ends (within 12.5') of all wall lines for avoiding the requirement of tie-downs at panels less than 4' wide, Table R602.10.6.

STRUCTURAL PLANS:

1. This building requires a structural design by a registered engineer in the state of Arizona, R301.1.3 & R602.10.10. Complete design on stair bracing supporting stairs and landing, Complete structural analysis for two story K C panel design.
2. Note or detail trimmers, headers and framing anchors (show sizes) at framed door and window openings, R802.9.
3. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2.

ELEVATIONS:

1. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6.
2. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof system that complies with R905.

SECTIONS - DETAILS:
1. Provide a header schedule or show sizes consistent with Table 502.5(1) & (2).
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing. Provide an isometric drainage diagram for IRC design approval.
2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10. IRC P2903.5.

WATER:
1. Each dwelling unit requires an individual water meter, P2602.1.1 (City of Tucson Amended).
2. Provide water pressure range, developed length, and diameter of water lines between the meter to the furthest fixture, UPC 610.8, Table 6-6. IRC P2903.7.
3. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size, UPC Tables 6-5 & 7-3. IRC P2903.6. Consider upgrading the supply pipe size and/or meter size.
4. Clarify the point of connection of the new hot and cold water lines to existing service pipes. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates, UPC 610.3. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule UPC 610.8, Table 6-6. IRC P2903.6. Existing water pipes may require replacement to larger sizes.
WASTE AND VENTING:
1. Provide an isometric drawing of waste lines (not required for single story residence) showing the size of waste lines, vents and required clean-outs, UPC 103.2. IRC P3005.4. Min. slope for 3" waste line is ¼" per foot.


ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2006 IRC chapters 33 - 42.
2. Show locations of smoke alarm, R313. Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R313.2.

4. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.
5. Provide a grounding electrode on the Riser Diagram for the sub-panel, E3507.3.
6. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2., Information submitted don't comply with current code.
7. Provide electrical load calculations for determining the service panel size, E3502.2.
8. Provide the load rating of the under-counter water heater. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3602.5.
9. Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors.
10. Provide a feeder load calculation for the new sub-panel. The 40% demand factor may not be applied for feeder loads, E3604.2.
11. Show sub-panel feeder conductor and conduit sizes with appropriate correction factors, E3605.
12. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
13. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12.
14. Weatherproof covers are required for preventing moisture from entering electrical boxes in damp or wet locations, E3805.11.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
3. Include all exterior fixtures on the property in the outdoor lighting calculations (OLC 3.1.2).
4. The product sheet provided shows an unshielded fixture (Fixture "A"). Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. The existing Fixtures "B" appear to have exceeded the unshielded lumen limit; therefore the new fixture must be of the full cut-off FCO style. Select an appropriate fixture and label the new fixture as Full Cut-Off on the Electrical Plan.
5. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. RES check may be used for calculating compliance with other values. Select the location of Pima County rather than Pima (City). "Pima, AZ: 2006 IECC <4,000 ft" is found at the end of the list for the State selection. (Do not select Arizona).
3. Tucson is in climate zone 2B. The simplified prescribed energy values for ceilings is R=30, N1102.1. The building thermal envelope shall be durably sealed to limit infiltration, N1102.4.
4. Show a continuous thermal envelope compliant with N1102.4 for the newly conditioned space.
5. Show the simplified prescribed energy value for above grade floors as R=13, N1102.1.
6. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
