This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007, effective 1/1/2007 the Inclusive Home Design and starting 3/1/2009 Solar Water Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html FLOOR PLANS: 1. Show the minimum 22" x 30" attic access dimensions, R807.1. Revise Keynote #53, sheet A2.0. STRUCTURAL PLANS: 1. Provide a beam sized for carrying the Great Room roof load at Section 'A' Keynote #8, sheet A2.0, R301.1. The 4x10 beam is undersized if post Keynote #5 is removed. ELEVATIONS: 1. Show if attic space ventilation is existing for complying with R806.2. 2. Unvented attic space may not be used with Fiber Glass Shingle roof surfaces. Show compliance with R806 by identifying venting or a conditioned attic space (insulation at underside of roof surface) with Tile, Metal or Wood covering and "insulation without vapor retarders". R806.4 requires "no vapor retarders at the ceiling" for roofs without vented attic space. SECTIONS - DETAILS: 1. Provide cross-section details to clearly illustrate materials, sizes and connections, R106.1.1. Add details for Keynote #15 and 22 on sheet A-2.0. 2. Show wood framing members resting on concrete as pressure treated, R319.1 item 2 Provide treated sill plates bearing on concrete slabs, R319.1 item 3. 3. Specify the minimum thickness (1/2") of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all exterior walls, R703.2. 4. Show a moisture barrier equal to 30 lb. asphalt impregnated building paper, or equivalent moisture resistant barrier, installed between the supporting foundation and the earthen wall (adobe) material, IRC Amendment R614.3.1. 5. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Remove the notation referencing an unrecognized 2003 International Residential Code on sheet P2.0. 2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, UPC 609.10. 3. Show a clean out size at the kitchen sink area UPC 707.4 W/ State amendment. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Show the kitchen exhaust fan minimum 100 CFM rating if the hood includes a fan, M1507.3. ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Show the location of the panel on the Electrical Plan, E3501.6.2 & E3605.8. Label panel 'A' and panel 'M' on sheet E1.0. Also, clarify which panel includes the meter socket on the Panel Schedules. 3. Use Table E3605.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3605.4.1. The 10 gauge conductor is under sized on circuit A27/29. 4. Show sub-panel feeder over-current protection (breaker size) on Panel 'M', E3605.5. 5. Show receptacle outlets at wall spaces 2' or more with no point along the wall (exclude door openings) more than 6' from a receptacle outlet, E3801.2. Add a receptacle on the wall between the Gallery door and fireplace. 6. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. Add a receptacle on the counter between the sink and counter end. 7. Show the location of a receptacle outlet and light switch for attic heating and air conditioning equipment. The service outlet must be within 25' of equipment. (E3801.11 and E3803.4). 8. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment (in mechanical yard), E3801.11. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. Review guidance: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf 2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13 for proposed wall assemblies and attic spaces. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. 2. Show the "R" values of insulation (with placement) and the "U" factors of the windows and doors on the plans, N1101.2.
