Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. GENERAL NOTES:

" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

FLOOR PLANS:

1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.
2. Show the garage floor direction of slope, R309.3.

STRUCTURAL PLANS:

1. Specify steel lintels to support imposed load, R606.10:
1' to 4' 2-3 ½"x3 ½" x ¼"
4' to 7' 2-4" x 3 ½" x 5/16"
2. Provide rafter sizes and spacing in compliance with Table R802.5.1. The 2x6 @ 16" OC rafters over the Bedroom and Garage are undersized.
3. Provide a beam sized for the supported load, R301.1. The 3-2x6 beam (Keynote #7) over the Garage are undersized.
4. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).

ELEVATIONS:

1. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1)

SECTIONS - DETAILS:

1. Clarify the CMU exterior wall materials, R106.1.1. Keynote #7, sheet 3 is not appropriate for both CMU and framed walls.
2. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R319.1 item 4.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show a pressure and temperature relief valve at water heater. A metallic T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
2. Provide pipe sizes compliant with UPC 610.8, Table 6-6. The ½" hot and cold lines from the water heater to the bathroom are undersized.
3. Show the VTR size for the clothes washer, UPC 904.0, Table 7-5
4. Show the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (may require upgrading), UPC 1217.2, & Table 12-8.
5. Revise the gas CFH total demand (BTUh/1000). UPC 1217.2, & Table 12-8

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.8. Show the AC unit as a heat pump.
2. Provide an equipment specification list showing the tonnage for the heat pump, M1302.1. The minimum RA duct must be 6 SQ IN / 1000 BTU, M1403.1
3. Show dryer vent size and location for venting to exterior, M1501.
4. Show the bathroom exhaust fan location for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3
5. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2.
6. Show the water heater flue, M1805.3.
7. Gas fired water heaters may not be located in a storage closet, M2005.2 & G2406.2.

ELECTRICAL PLANS:

1. Show locations of smoke alarm, R313. Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R313.2.
2. Smoke alarms are required outside each separate sleeping area, R313.2.
3. Revise the electrical riser diagram showing bonding for metallic gas lines, E3508.
4. Revise the panel schedule showing wire sizes (new circuits), E3304.11 & E3606.2.
5. Revise the electrical load calculation showing 4500 VA for small appliances and 100% of largest heating or cooling load without reduction (65%), E3502.2.
6. Show overcurrent protection not exceeding the allowable conductor ampacity for the sub-panel feeder, E3605.5.
7. Show receptacle outlets at wall spaces 2' or more with no point along the wall (exclude door openings) more than 6' from a receptacle outlet in Bedroom, E3801.2.
8. Show the Bathroom receptacle with a separate 20 AMP circuit (dedicated) with no outlets at other locations, E3603.4.
9. Provide an exterior outlet at grade level located at back of the dwelling, E3801.7.
10. Show one 20 AMP branch circuit in the laundry room; this circuit shall not serve other locations, E3603.3 and 3801.8.
11. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
12. Show at least one GFCI receptacle outlet in the garage E3801.9 & E3802.2.
13. Show lighting wall switch locations, E3803.3.

OUTDOOR LIGHTING CODE

1. Revise the Outdoor Lighting Code calculation showing the actual total lumens for six fixtures at 850 lumens each, OLC 3.1.2. May require installing full cut-off fixtures.
2. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Revise the "U" factor for windows shown on the energy chart, sheet 9, N1101.2.
2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 6" framing. Identify the product that provides the stated value.
