Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.

SITE PLAN:

1. Specify overhead or underground electrical service. Overhead service for new dwellings requires approval of the Building Official, UAC amendment section 108.

FOUNDATION PLANS:

1. Note that grade away from foundations shall fall min 6" within the first 10', R401.3.
2. Show anchor-bolts with minimum 7" embedment into concrete or masonry, R403.1.6.

FLOOR PLANS:

1. Show the location of tempered glass (24" of doorways, window C), R308.4.
2. Specify the stair rise and run (min. 10" tread depth, 7 ¾" max. riser height, R311.5.3).
3. The minimum attic access size is 22" x 30". Attic access is not required if the headroom space is less than 30", R807.1. Revise the access shown on sheet 3.

STRUCTURAL PLANS:

1. Provide notation on the Floor Plan showing compliance with R602.5 for stud spacing of minimum 24" OC on each side of the fire rated wall. The Plan shows stud spacing at 48" OC while Detail 2/2 shows 16" OC (each side).
2. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2.
3. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5.
4. Show a detail for accommodating typical truss deflection over non-bearing interior walls (fasteners & gaps).

SECTIONS - DETAILS:

1. Provide notation to clearly illustrate materials, sizes and connections not shown at other details (Details 4, 5, 6 & 7/sheet 2), R106.1.1.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
3. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.
4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments. The plans should reference one of these codes for the Plumbing design.
2. Show a pressure and temperature relief valve at the water heater. A metallic T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. IRC P2803.6.1.
3. Provide (3/4") future gas piping between utility closet and exterior or submit exemption documentation (Southwest Gas unavailability statement or Building Official appeal), Arizona Statute 30-809.

ELECTRICAL PLANS:

1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
2. Show an underground service entrance on the Riser Diagram, or complete the Electrical Service Wavier form.
3. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.
4. Revise the panel schedule showing correct descriptions, E3304.11 & E3606.2. Revise circuit 14 and 22.
5. The two required 2O AMP small appliance circuits at the kitchen countertop may not serve other locations except for the breakfast room and dining room, E3603.2 and E3801.3 through E3801.4.5. Replace circuit 17 with 12.
6. Show the Bathroom receptacle on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4. Circuit 17 appears at exterior receptacles.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. Revise notation sheet 3.
