This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html FOUNDATION PLANS: 1. Indicate the slope for garage slab, R309.3. 2. Provide a landing or floor surface at all exterior doors, R311.4.3. Show a new or existing landing for Door 3. STRUCTURAL PLANS: 1. Show beams correctly sized for carrying roof loads, R301.1. The relocated 4"x 12" beam is undersized for the Garage door opening. The 5-1/8"x 9" GLB is correct. 2. Provide the location and size of headers at all openings of the load bearing wall between the Garage Storage room and Master bedroom on the Framing Plan, R301.1 3. Show interior wall line bracing at intervals not exceeding 35' (50' exception) from exterior wall lines, R602.10.1.1. Show a minimum 4' panel on the wall between the Utility closet and small Master closet. Show sheathing from sill plate to Bedroom roof diaphragm, Detail 4/7 or new detail. 4. Provide accurate manufacturer's calculations and data for pre-engineered trusses, R106.1 and R802.10.2. The plans shown two span widths (sheet 5); the truss calc's show one. The plans shown a reaction bearing width of 4" (Detail 8/7); the truss calc's show 5-8. 5. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. 6. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5. SECTIONS - DETAILS: 1. Provide a cross-section/detail of the structure supported by the 24" square footing on sheet 3 clearly illustrating materials, sizes and connections, R106.1.1. 2. Define the rectangular footing (near shower) on sheet 3, R106.1.1 3. Provide a header schedule or show sizes consistent with Table 502.5(1) & (2). Include the Bedroom and Bath window sizes. 4. Show correct structural orientation of studs at corners (Figure R602.10.5). Revise Detail 10/7. 5. Unvented attic space may not be used with Fiber Glass Shingle roof surfaces. Show compliance with R806 by providing consistent B.U. roof covering at the Elevations sheet 6 and Details 6, 7 & 8 sheet 7. 6. Ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1. Remove the Roof Vent Calc's sheet 5. 7. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space. 8. Show location and method of flashing all wall and roof intersections, R903.2.1. PLUMBING PLANS: 1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for dishwashers and refrigerator water connections in addition to the laundry as noted, IRC P2903.5. 2. Provide water pressure range, developed length, and diameter of existing service water line between the meter and point of new connection, IRC P2903.7. Consider upgrading the supply pipe size to 1-1/4" if not existing. 3. Provide an accurate total developed length from meter to the most remote appliance on the system if the meter is relocated as shown on sheet 8, IRC G2413.3. MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501 with maximum length of 25' with consideration of bend reductions, M1502. ELECTRICAL PLANS: 1. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508. 2. Tucson Electric Power requires a 2½" diameter service conduit, TEP SR-305. 3. Revise panel schedule 'A' showing a 200AMP panel size, E3304.11 & E3606.2. 4. Revise the feeder conductor size for Panel 'B' for a 100 AMP panel, E3503.1. 5. Revise the circuit number at each device location with the correct Panel designation, E3603.5. Show most circuits with 'A' rather than 'D' (except hallway lights). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show a continuous thermal envelope compliant with N1102.4 for the newly conditioned space. The wall between the Garage Storage room and Master bedroom requires R-13.
